Last time I rented small room in condo with with prc students. Madafada move out time she come with a checklist like for show to check if furniture still there. Then lastly she ask me where the chair is. The chair was like toy chair and I swapped it out with dining room chair. But it disappeared from the dining room. Very likely they took into the other room. Then she do acting call the landlord say I lost the chair and then deduct RM100 from my deposit.

I was very angry. RM100 was a lot of money last time. But these days, thinking back RM100 is nothing. I am grateful I didn't do anything stupid and that it was only RM100 and I got the rest of my deposit back.

1. every few months owner said want to check house during weekend,dont ever give the time she going to come, but she never ever came. waste our weekend time waiting for her.
2. doing renovation when we are staying, this take like a month plus. cant get decent sleep(i work night shift) because all sort of noise especially drill and also the risk of our belonging being lost.lose access to the kitchen and few days without door in the back. the renovated space didnt come with smooth flooring, so we need to buy tikar to make the room usable
3. owner want to increase rent because of the renovation cost being spend while still service contract.
4. farking owner dont want us to drill hole to install fiber, we need to emphasize that we need internet service from the start and agent said got.
5. owner want to throw us out right away contract period is over because anak saudara from kampung nak masuk. i was like cant they find other place to rent first? why want to kacau property with someone already inside?
6. need to let someone view the house we living multiple time because owner want to sell house, contract not yet over. kena keluar right away after contract over because house sold already.
7. we complain need to repair leak bumbung, owner suruh ask to find tukang and nego the service charge lol as she is live in the different state. that owner also bising why we give less rent that month because we use that rent money to pay that tukang. she said hey please topup, next month tolak.
8. the owner want to tolak our deposit because of house crack. ewah2, wear and tear also we need to pay aa?
9. owner want to tolak our deposit because house abit dirtier and want grass to get cut. we argue the house were very dusty during handover and the grass we upah some banggala for cheaper price than the amount of deposit the owner want to tolak.

just report to LHDN. make sure the landlord pays the correct tax.

do anything legally to make their life difficult.

don't get mad. Get even.

just need to find good landlord then okay la.
but most landlord are just shit, seeing their customer as someone who take care of their loan only. if the loan cant cover 100% they mad, even treat tenant like a freeloader, everything also berkira.

then how the fark we know the landlord already pay tax or not.
they can just simply said all follow correct process wan.

my friend's story last time he was renting, he rented like >3yrs same landlord and very good relationship since he lived in the same house as their family

but after he informed landlord no longer gonna rent from her since he going to permanently work overseas liao, she went karen mode and started nitpicking on every single damage in the room in the last month of his tenure

one of the large dispute was for a scratch on the door which my friend already informed the landlord yrs ago when he first entered the room and she said not an issue. but landlord still demanded forfeit of his deposit to cover the door "damages" lol, so my friend dispute gao2

luckily the landlord son intervened and told her that this has been here yrs ago and was accidentally scratched by him when he was previously living in the room. landlord terus silent treatment my friend and quietly bank in deposit

we don't know for sure and that is not our concern. That's why just report to LHDN and let them do the checking. They might not check immediately, but sooner or later they will.

some signs that landlord lari tax,
1. no tenancy agreement
2. no stamping of the tenancy agreement
3. rent out by the room
4. does the renting by themselves (no thru property agent)
5. does not provide receipt

yeah thats why my friend told me he die2 do his due diligence when first before take key already point out with pictures and proof on what existing damage and so on

i believe he kena burn before thats why

i. Nama, no. kad pengenalan, alamat penuh

ii. Bagaimana pelarian cukai pendapatan dilakukan

iii. Dokumen rujukan (jika ada)

iv. Maklumat lain yang penting atau berkaitan

( all these you can obtain from the tenancy agreement )

- just tell LHDN that you wanna double check whether this landlord paid tax to lhdn accordingly, since you are renting a premise from him/her

LHDN gonna love this
