So this issue has been happening more and more frequent recently. Stock TM router with 300mbps speed via speedtest, can stream 4k video easily BUT games wont load at all.

Does anyone know if this is just some connection issues with TM or the router is dying? It is a wifi 6 router (2 years old from TM). It is getting super annoying. The games load fine if I connect with my digi hotspot.

Already reboot the router and see if the situation improve. BTW can opt for after market router la. and if you re-contract, can ask new router

Reboot also the issue will come back eventually. The last reboot I think like only one week ago. Router is DLINK X1860Z.

I have been thinking of buying new router for a while now, either the BE805 or GE800, but GE800 too ex. Deco is a no go because no lan cable for wired backhaul. Just want to confirm if it is the router issue or TM side issue. Later I buy new router and the issue still persists, gg waste money.

Usually those bundled routers are normal specs & works just fine for normal home users. For those heavy usage like Gamers or very high demanding, just changed it.

Note --> You need to know your Unifi Username & Password before replacing it.

Also, high chances Unifi will locked it with router's MAC address. For this, you need to contact Unifi directly & request them to unlock or provide them your new router's MAC Address.

Probably the WiFi frequently clashed with another nearby router. Mine clashed with the neighbours so I replaced the stock router and opted for a custom router with custom frequency. Done deal and zero problems.

Some router is just poorly written code in it. The buffer just get clogged and not being flushed timely. Reboot clear the buffer.

seriously? never heard of this. I replaced the new router from tm by myself following the video guide. Didnt have this issue, just PPPOE and password. Or does this apply to routers not from TM only?

At times Unifi will lock it with MAC but other times it may not.

I know because I "kena" already, but after they unlocked and now replacing the router any time shouldn't be any problems. Just the usual username & password will do the job. biggrin.gif

haiya....i am on 100mbps business unifi plan with asus router qos enabled.
20-30 device at the same time also no problem.
meanwhile those subscribing 300mbps 3 device at home also complaining slow..

Try this, install Cloudflare WARP, psudo-VPN that bypass ISP DNS server
https://developers.cloudflare.com/cloudflar.../download-warp/

There are google secure DNS, and plenty of other secure DNS, Cloudlflare is pretty stable and will not randomly down.

IF Digi hotspot worked for you but not from TM, most likely DNS issue.

is this for devices or the router itself? Because I have tried manually changing DNS to 8.8.8.8 and 8.8.4.4 in the iOS wifi settings, the issue is still there.

your router does not support encrypted DNS protocol, most basic router will not support
This one is DNS-over-HTTPS (aka DoH) at OS level, Windows 11

There are DLS-over-TLS, DNS-over-WARP (Cloudflare WARP exclusive)
DoH is widely supported, modern OS even iOS and android suppport it

Hey, I bought the BE805. So far, everything looks ok. Range is somewhat subpar coming with 10 antennas. But I have an issue with the 2.4GHz. What setting should I tweak for this? My plan is 300mbps and I expect the 2.4ghz to at least get 200mbps "in front of the router". Now I am getting barely 100mbps, with average to high latency. This is mostly for my old devices and IoT, I expected higher speeds based on the marketing ads.

I do the testing with iPhone 16.

Just replaced it, everything went smoothly. Enter PPPOE username password and the ISP profile. Luckily no issues with the MAC.

Yup, that's expected with 2.4GHz. Interference is getting bad on this frequency

Most router brands are cutting cost on 2.4GHz as well, resulting in worst performance than WiFi 6 routers

Most optimization gonna be on 5GHz and 6GHz

I ended up reverting the settings back to auto, abit better now 100-150mbps.

So far, I think 6GHz still very unstable. If I enable MLO with 5 + 6GHz, speeds are inconsistent and unstable. If I connect to 5GHz only, back to strong and stable speed. What is your opinion on 6GHz?

Do not use MLO, most devices have poor compatibility

Ping is around 20-30ms. But this new router is causing ping to be 40-100ms very unstable. (Nothing to do with LAN or not, not possible to use as well).

My parents have also been complaining that facebook videos (Only facebook!!) keep buffering (despite 300mbps connection) ever since I switched routers. Desperately need a solution for this. Or is this a unifi problem?

Just switch back to Unifi router and if issue is resolved, probably an issue with your new router

It more likely WiFi interefence, change channel for 5Ghz, and put all of yout IoT at 2.4 Ghz.
If got WiFi fairness, enable it as well, else old device which enter power save mode(lock screen/off screen), will bite all the transfer time.

Secondly, you can think about set the old WiFi router by disable DHCP and choose another channel which don't crash with 5Ghz.
For example, WiFi 7 at new router with CH 36 160MHz, WiFi 5/6 at old router with 80 MHz CH 149.
Yes, just connect router 2 via LAN 2. tongue.gif

I don't think you are lacking money to pay 10-20 watt for another WiFi router, right? laugh.gif

If you think too complex, return the router, wait for newer WiFi 7 router.

Yes, all old devices and IoT using 2.4ghz only.

Damn, I don't find it complex but really kind of mahuan. Seems like getting new (and stronger) router doesnt always equal to better results.
I would do these if I am living alone but not really ideal with family.

yes, only my laptop uses forced to 5GHz and both my fones is forced to 2.4GHz while at home to save battery .. I dont have issues on streaming medias or play games ..

my previous stock router and modem was separate device then I called TM and ask them to change SKYWORTH 2 in 1 router because my old stock router (dunno wat brand from) cannot use custom DNS ..

this configuration is fine too .. for my GN630V, I manually opened the 4th port to divert from UniFi TV (since they dont use the service anymore) so I can utilise all 4 ports simultaneously .. speed is fine and never lags, I found this GN630V is the best recent router they provide compared to those useless old routers ..

Changed the DNS to 9.9.9.9 and 1.0.0.1 with their respective ipv6 address. Now my game ping drop to 10-30ms which I consider quite good already. Will continue to monitor and hopefully it stays this way.

The problems, slow boot + no DNS over TLS + unstable mesh with own model + lack of NAT Boost, others fine la.
Even NAT boost just lower like 1ms, unless you don't wannt to use the speed limit or QoS feature, can accept la. tongue.gif

PS: It only slow hang when there is DDoS happen by your own device, TV Box with abuse P2P apk, for example.

When you having both, it will prefer IPv6 DNS, then IPv4. thumbup.gif

Secondly, it might be related to AV1 etc codec, like if there less ppl watching the type of video you watch, then sure more buffer required.

hmmm, mine looks like total crap lol. I checked the DNS resolvers and its a mixed of SG and MY servers.

For the AV1, is it every video on facebook has different format and some using AV1? This can explain why only some videos have this issue while some loads fine. Only my parents watch so that is two users?

Ya, just having quick check, 1.1.1.1 give SG, 8.8.8.8 give MY, so depend on you la.
As me rare use Facebook, so I just go with 1.1.1.1, because Public Bank really hate the old orange router(broken DNS Relay) + Google DNS, lol.

Most of the time, 1.1.1.1 will be prefering SG instead of MY.

Just quick test, Google give MY based on your IP address, but it is located at SG.
While CloudFlare give you SG, while it is at MY, lol.

So as you can see, it really depend on how's DNS side being setup. sweat.gif

If you are using PC, you can kind of select DNS on fly by switching browser's DoH, lah.

For AV1, it really depend, blame Qualcomm for bring AV1 late to market(MTK supported it early like 1 year), but it will still take another 5-7 years to becoming mainstream, depend on low end support.
Yes, for now, most mobile still using old 66x gen, which only changing the NM size with 5 years old chip design, then mix it with 5G modem support only, lol.

For your case, just ensure you are using MY server, and hope Meta give you Video link based on your IP and speed test on fly.
As YouTube during that for like 15 years(Yes, Google give video link based on your IP address, so DNS don't affect it), I guess Meta should already doing that. hmm.gif

Done quick check, Facebook did provide MY server based on your IP address.
I think you might need to check more on that?
Just open F12, then click any video, check for the MP4 format, copy the domain and ping it.

For me it is scontent.fmkz1-2.fna.fbcdn.net and scontent.fmkz1-1.fna.fbcdn.net, which by ping from golbally, it is static to MY server.
