Felda Sedia Hadapi Permintaan Besar Lulu Hypermarket
Selasa, 20 Mei 2014 2:31 PM

FELDA confirmed its position as the land developer for the construction of the hypermarket building for the purpose of establishment of Lulu Hypermarket in Malaysia based in an agreement where Lulu will lease the hypermarket developed and constructed by FELDA on a long-term basis.

The proposed locations for the establishment of Lulu Hypermarket in Malaysia are Kota Bharu Kelantan, Bukit Katil Malacca, Ipoh Perak, Nilai Icon City Negeri Sembilan, Shah Alam Selangor and other locations are currently being surveyed. FELDA is also interested to develop other potentially strategic areas such as the Klang Valley, Johor Bharu and Penang.

"Lulu has also proposed that FELDA venture into organic farming, products of which are in high demand overseas, and this is one area FELDA will go into," Najib said.

The start-up investment for every Lulu hypermarket is around US$30 million to US$40 million (RM96 million to RM128 million), with total investment for the initial stage estimated at around US$200 million (RM640 million). The development will capitalise on FELDA's strategic land banks nationwide, with the Klang Valley as the premier entry point of the Lulu hypermarkets in Malaysia.

If you read again Lulu just leased hypermarket sites built by Felda

Again

Why Felda need to be responsible for Lulu hypermarket failure?
If you open grocery store by leasing a shop, your store failed and bankrupt, you also need to blame the building owner?

Lulu also leased lot of building from other companies like SP Setia, Cap Square and Shamelin .. not only from Felda

Still need to blame the other companies for Lulu failures also?

Felda arm buys London hotel to diversify assets
By Zaharah Othman - December 16, 2014 @ 12:08am

LONDON: The Federal Land Development Authority (Felda) has bought a second hotel in the British capital for £60 million (RM329.54 million) in a bid to diversify its investment assets.

The four-star Grand Plaza Kensington Hotel, bought through subsidiary Felda Investment Corp (FIC), is located at Lexham Gardens in the exclusive district of Kensington, a hot spot for tourists.

“The value of properties in the United Kingdom is always on the increase and you will never lose when you invest in properties,” said Felda chairman Tan Sri Mohd Isa Abdul Samad after the launch of the hotel yesterday.

The 8 dodgy deals that put Felda in dire straits

1. Grand Plaza Kensington: FIC paid RM75m, got RM20,500 worth in return

Park City Grand Plaza Kensington is a hotel located in central London, which FIC claimed it purchased for 60 million pounds (RM321 million) in 2014.

In reality, the hotel was purchased for 46 million pounds (RM246 million) and the remaining 14 million pounds (RM75 million) was for the benefit of certain individuals through a structure designed to make it appear as though FIC paid 60 million pounds for the hotel.
ADS

For starters, no agreement existed between the seller of Park City Grand Plaza Kensington and FIC.

Instead, a Malaysian-owned British Virgin Islands (BVI) company, referred to as "Company I" in the White Paper, purchased the hotel for 46 million pounds on Sept 12, 2014.

Subsequently, this unnamed Malaysian then transferred the shares of Company I worth US$5,000 (RM20,500) to two FIC directors at the time for 14 million pounds on Oct 13, 2014.

The ownership of the Park City Grand Plaza Kensington (purchased for 46 million pounds) and Company I shares worth US$5,000 (purchased for 14 million pounds) was only transferred to FIC in 2015, after its name was changed to FIC London Hotel (Private Limited).

This was despite FIC claiming in its financial statement that those assets were already in its possession since 2014.

"FIC suffered 14 million pounds losses from buying Company I shares which were in the name of two former (then) FIC directors without the FIC board's approval for 14 million pounds, even though it was only worth US$5,000.

"Following the questionable purchase, FIC has lodged a report with the MACC for further investigation," it said.

Furthermore, a 2015 valuation found that the value of the Park City Grand Plaza Kensington had slid to 26 million pounds (RM139 million).

If you open grocery store by leasing a shop, your store failed and bankrupt, you also need to blame the building owner?

Felda built in anticipation of long term lease. Now linkup already who wants to lease those venues? Indirectly thy would lose .money unless they can find new tenants. With a glut of shopping center good luck. Jaguh kampong style of business kek.

lulu supermarket = messy.

sometimes everything just chuck together, you need to dig inside to find it.
plus the cashier is not systematic.. no express counter.

its is a no brainer that they wont last.
my place lulu will be replaced by nsk.

but lulu supermarket in saudi is bustling with business. every weekend the lulu there is even busier than a normal market.
so many go there to buy car loads of grocery and fresh produce....

To me all these big hypermarkets have one big flaw in common, they don’t sell many items which I need unlike local supermarket which I frequented.

Carrefour ( 1994-2012 in MY ) at one point used to be okay, then dunno go opened stores at weird place just like lulu.

I remembered that they opened a store at usj 19 city mall which basically a doomed mall. then kena take over by AEON BIG, after that closed the branch for good.

Tesco and Carrefour is not run by glc

Like Tesco they partner with Sime Darby to lease their buildings
Sime Darby have zero say how Tesco manage their markets

Tesco also lease lot of buildings from chinese property companies also like IOI

Same like Lulu … they partner with Felda to lease their buildings and in return Lulu will park Felda products on their shelf

Felda have zero input on how this middle eastern company works

Felda have zero say how Lulu should run their hypermarket
