 Developer cover legal fees related to loan and SPA, Okay to use their lawyers?

Anyone experienced any difficulties or tricks when developer provide the lawyers for your SPA and Loan Agreement signing?
I'm talking about reputable developers like Sunway, SP Setia, Sime Darby etc.

Online wisdom say better get own lawyer to review, but cost quite expensive. And I think long time developer wont' dare to pull this type of tricks or else name already smelly in the industry.
Should I proceed and just rely on their lawyers for pre launch projects?

U are buying from developer, what do you expect by hiring your own lawyer to review their bullet proof standard spa and bank's LA? Do you think they allow you to amend their draft?

I bought from ecoworld, everything handled nicely and on time. of course need self effort to follow up, like after sign need to know the stamping date, once done, ask them courier the ctc copy for ownkeep. Everytime received progressive invoice need to follow up with bank side, see whether did they disburse on time, and last is MOT, some law firm are incompetent, my one I already chase before they commence the work, and all done nicely.

just wondering what kind of trick are your afraid of.

It is more on common sense of law, developer paid few hundred k to come out with standard spa, bank also, all vetted by reputable law firm. Of course the template is more pro to their side within the boundary. Like some of the terms will be in loose and wide scope, let say the brick being used to build your house, they won't specifically mention whether it is clay brick or sand brick, will just use high quality or strengthened brick. So if you think this is a trick, and need to spend few thousands just to check for you, then it is up to you already if you think it is necessary.

If a house cost 1 mil, your legal fee will be at least 10k-13k based own my last quotation

under construction residential property have standard SPA.

If you're concerned, you can try to call a lawyer to see how much fee they will charge you just to check the SPA for any irregularities, and not engaging their service for the SPA signing.
