No money involved, the problem is the existing land can't develop due to singapore government restriction, they can hold the land forever as they want and remain as it is, cannot unlock the value of the land.

Now with the land swap, at least they can build and sell low density residential house to billionaire/millionaire.

Plot A is developed (ie got building already). Plot C is not (empty land).

That's why Plot A value is higher.

No need put money, can earn rental.

yup, sg gov can impose restriction and some don't make sense. like my current place, got height restriction, maximum can go 5 levels and it's not near any airstrip. maybe there are other reasons i don't know.

basically no developer will want to buy the land and re-develop a new housing project (they call it en-bloc).

maybe johor has no choice but to accept it cos it'll be left vacant anyway.. it's been this way for decades. so johor thinks maybe do something different now. but sg gov is known to always extend courtesy to johor royal family so i am sure major considerations have been done

sg's land policy is very pro gov. the gov can acquire any land it wants, even for freehold properties.. but they will pay market price. this is better for national development

Because your place is in old zones such as Telok Kurau, infrastructures such as road, electricity and water supply was not catered for high density population.

Hence URA won’t approve it.

Singapore’s government doesn’t make decisions without sound reasoning.
