Swapping big land with small land because big development is not allowed in big land near to botanic garden?
Macan kena game by SG je Rugi betul QUOTE(takbodoh722 @ Jun 11 2025, 08:21 AM) Its a win-win. plot next to botanic gardens definitely will not allow for big redevelopment. If re-develop, the land price will increase multiples. Property sales in sinkieland generate $$$. This one everyone knows. Reason why the swap is equivalent value is because swapping empty land for already build up residential. Then only need to redevelop smaller plot fo empty land. I think smart move. |

QUOTE(jamalnsx @ Jun 10 2025, 11:57 PM) What I heard they rent out their land in Singapore. Not these plots of course. https://explorersg.com/the-history-behind-istana-woodneuk/I remember these plots near Holland was disputed for so long. Now seems Sg government have acknowledge the claim? You can google Istana Tyrell. ![]() Faidzal liked this post

QUOTE(JimbeamofNRT @ Jun 11 2025, 09:32 AM) Now that SG govt has taken over the land. It should restore the istana, maybe make it a museum. |

QUOTE(iSean @ Jun 10 2025, 11:52 PM) Plot A seems smaller than Plot C in picture. How much got payout by Singapore Government to our Johor Royals? No money involved, the problem is the existing land can't develop due to singapore government restriction, they can hold the land forever as they want and remain as it is, cannot unlock the value of the land. But still mad respects only the Royal Johor Family can say "Tanah ini really milik saya/nenek moyang saya punya" with full respect and dignity, and Singapore Government Forced to Comply Now with the land swap, at least they can build and sell low density residential house to billionaire/millionaire. Plot A is developed (ie got building already). Plot C is not (empty land).
That's why Plot A value is higher. No need put money, can earn rental. This post has been edited by takbodoh722: Jun 11 2025, 11:28 AM |

QUOTE(GagalLand @ Jun 11 2025, 09:23 AM) Swapping big land with small land because big development is not allowed in big land near to botanic garden? yup, sg gov can impose restriction and some don't make sense. like my current place, got height restriction, maximum can go 5 levels and it's not near any airstrip. maybe there are other reasons i don't know.Macan kena game by SG je Rugi betul basically no developer will want to buy the land and re-develop a new housing project (they call it en-bloc). maybe johor has no choice but to accept it cos it'll be left vacant anyway.. it's been this way for decades. so johor thinks maybe do something different now. but sg gov is known to always extend courtesy to johor royal family so i am sure major considerations have been done sg's land policy is very pro gov. the gov can acquire any land it wants, even for freehold properties.. but they will pay market price. this is better for national development This post has been edited by icycokes: Jun 11 2025, 01:24 PM |

QUOTE(icycokes @ Jun 11 2025, 01:23 PM) yup, sg gov can impose restriction and some don't make sense. like my current place, got height restriction, maximum can go 5 levels and it's not near any airstrip. maybe there are other reasons i don't know. Because your place is in old zones such as Telok Kurau, infrastructures such as road, electricity and water supply was not catered for high density population. basically no developer will want to buy the land and re-develop a new housing project (they call it en-bloc). maybe johor has no choice but to accept it cos it'll be left vacant anyway.. it's been this way for decades. so johor thinks maybe do something different now. but sg gov is known to always extend courtesy to johor royal family so i am sure major considerations have been done sg's land policy is very pro gov. the gov can acquire any land it wants, even for freehold properties.. but they will pay market price. this is better for national development Hence URA won’t approve it. Singapore’s government doesn’t make decisions without sound reasoning. icycokes liked this post

Next time somebody ask "tanah ini milik siapa"? Ask them to provide proof.
