In early 60s Malays is considered ‘malas’ and have poor credit reputation by non bumis

Its a risk that no banks want to took.

Gov had to intervene by nationalised the banking system to break through the stigma

And put the bumi quota in place to ensure the developers cannot pick and choose the ‘preferred demographic’

You dont believe me? Just look at the modern world rental market where there is no race quota.. the Indians are systematically are sidelined due to prejudice as they were deemed ‘problematic’

And until today in 2025 some non bumi tried to avoid ‘malay area’ development as it doesnt fit their ‘lifestyle’ and ‘non halal food’ availability and requirement.

Imagine back in early 60s when the developer without any quota or gov rules trying their best to market their housing development… they will do everything not to make it as ‘chinese-friendly’ as they possibily can

Even Singapore realised that issue and put a quota system.

Then we saw him struggle to get a housing loan as his race is deemed ‘high risk’ and prejudiced. Mind you this era there is no government bank yet. Maybank doesnt yet being nationalised and Bank Bumi (CIMB) not yet around. So guess where he got loan? Standard Chartered. Angmoh again.

Then he want to buy a house, he got a loan so it will be easy right? Nope. The developer told him their development in Cheras is not ‘marketed’ to him. This era the GLC developer like Sime Darby is not around yet. No PKNS also.

With all that .. this is the reason why gov do all the NEP shit. Do i think it is good? No for me. It only creating more divisive community as its like you creating first class and 2nd class citizen and its time to abolish it… but you guys have to remember why it is created in the first place.

they apply, got it. use up all the money.
and learn nothing from the business venture except thinking when is the next grant and which category of grant they can apply.

if you got no resources you will find way to accumulate your tools so that you can do what you want. and you are more determine and careful with your spending because you know the resources that you gather is not easy money. you cannot waste any of it. you need to use your limited resources to achieve your goal.

with pressure people can grow. with competition, people innovate and improve.

but when things is given free, people dont feel the hardship. all become waste.
