Syarat LPHS

D'Nuri Residences adalah sebahagian daripada inisiatif Rumah Mampu Milik LPHS. Pemohon perlu memenuhi syarat berikut:

Keutamaan diberikan kepada usahawan muda berumur tidak melebihi 40 tahun.
Pindah milik hanya dibenarkan selepas 5 tahun dari Perjanjian Jual Beli dengan kebenaran Pihak Berkuasa Negeri.
Permohonan sah laku selama 2 tahun. Selepas itu, pemohon perlu memohon semula jika masih berminat.

Gonna be super dense there considering there's another 4 blocks on the Exsim site.

Easily 2-3k units just for Exsim alone.

The empty land beside it is said to be a 5-acre private hospital.

It will be high dense compared to other parts of Kwasa. But considering Exsim's previous projects such as Central Park Damansara/Empire Damansara (around 40-48 floors high) , D'Nuri at 28 floors has relatively lower density la sweat.gif

I am curious how well this is going to sell when the Rumah Idaman Kwasa projects offer:

1. 1000sqft at RM250,000.00 vs 550sqft at RM270,000.00;
2. 3/4 rooms 2 bath vs 2 rooms 1 bath;
3. 2 carparks vs 1 carpark;
4. Fully furnished units vs donno Exsim's package yet.

I’m interested to know the rental yield or amount in Kwasa as there are too many supply of high-rises. It will be tough competition if people buy for investment. If for own stay I can understand.

Unfortunately there is no rental yield data since no projects have been completed at Kwasa yet sweat.gif

I do think that Kwasa Land/KWSP is trying to push projects in Kwasa to be more own stay instead of investment focused. Daya Residence, Dedaun Rimba and Linari have relatively large units that are usually for own stay, while Idaman Kwasa Damansara and D'Nuri have requirements and restrictions on purchasers that would disqualify investors that already own multiple units.

The most investment focused project would be Tujuh Residence but the pricing is high and the product itself is not that attractive doh.gif

Not only smaller size compared to idaman, It's for bumi only. Don't understand why, isn't it better to open for different races for rumah mampu milik

I am not sure, but my guess is that Exsim will be allowed to open sale to non bumi if the units are not sold within certain timeframe. Have seen quite a number of agents promoting this project on rednote/Xiaohongshu which is a Chinese social media platform.

Just saw this ad on Facebook for Exsim's open market project in Kwasa which should be situated next to D'Nuri's site and apparently has no LPHS/SAMM units within it.
