Saw in social media a long snaking queue during a JB property launch last weekend like queueing for "net red" food. No mention of which property but saw in comments it is EB 3.

If it is, what drives the craze for EB3?

The success of Eco Botanic. The minute you drive in from roundabout, you see super nice fencing like Istana fencing. Lanscaping is top notched. It is very well planned.
The Gallery Shopping Center is very nice. And all the shophouses in the commercial center are fully tenanted. I was there only last Saturday.

Fuyoh, i think i know what do you mean by success of EB. I kaypoh went to check out propertyguru, intermediate lot of EB2 asking 1-1.1 mil, even if matched at 90% of asking price, tats still a substantial gain from the launch price of 650-700k in 2021/2022. No wonder long queue ike buying famous makan.

Almost the entire development nearby ie Medini, Puteri Harbour, East Ledang do not have Chinese restaurants or very hard to come by. This is the only place, that's why very happening. I have to wait for nearly 30 min just to eat Dim Sum there.

Saw one agent post in FB for an intermediate unit (22x70) in EB2 for sale, brand new bare unit, lighting also never installed... Asking 1.3mil....

Guess many flippers are whacking EB3
