If you have to ask this, then let your money do the talking. You feel the rent too high, just find another place. Moving cost is just once every few years. Minimise renovation if possible, until you can have a place to call your own.

No wonder your landlord dare to increase the rent, figure out your own vs your renovation cost, if u cannot afford just continue rent only, rental is monthly cash outflow and renovation is one big initial cash outflow.

Negotiation to increase like 10% for next 2 years, try to lock in rental with 2+1 or 2+2 for longer tenure. Normally shoplot first floor and second floor, landlord most likely don't increase that high.

Like I said, he always used the statement from lawyer that only 2 years is allowed. Already nego before for the past renewal.
