from the IG post (in Mandarin), my interpretation and understanding that the below will be done as implied

step 1. landlord to look for a lawyer

step 2. lawyer will negotiate with the tenant

step 3. if tenant still fail to make payment, lawyer will file Writ of Distress

step 4. with the Writ of Distress in place, the Court Bailiff is able to carry out the law by changing the door locks after evict the tenant

any lawyer can help to correct me if there is any thing amiss

Owner should have avoided all this problem if she did the due diligence when renting out.

This is why I don't cincai rented out my property. Some might think invasion of privacy, but I asked my tenants for employment letter or payslips to prove they are working.
