But of course Damansara Central Park’s location is much nicer and all under the same developer

Both location Abang Adik la, both also need drive , not convenience at all... but of course the land size Damansara Central Park better. for me the most succesful is only Desa Park City with the Lake. other area with lake and garden like puchong, Central Park, Metrol Park all is Fail Project...

Flora Damansara just make the project meh.... bring down the value. basic infrastructure like road and street light just bad.

developer has no power to decide how market reception and reaction... they just build and make money from that ...simple like that... if that location really cannot make it... just accept it.....

like the kid is just very average...pls dont expect the kid can achieve results 10As

Forest Hill (Behind DCP and Flora) was somewhat actually attractive to me

But now with the high density and lack of entry road, the attraction has worn off

May I know why Metro Park is considered a failed project? Aren't the demand there high and all the units there are more or less sold out? The place is doing well. Right?

Developer just want to maximize the profits, agents just want the commissions. In the end of the day, only the owners and residents can make this place livable and successful. No point to think about regret or not.

Earlier I saw multiple agent heavily promoting empire damansara lelong units... They were promoting it last auction must buy as reduce a lot, no ppl buy... then following auction agent say must buy drop another 10% end up still no ppl buy...
This 3rd round i told agent she MUST buy and she blocked me 😅

oh, he buy Mampu Milik. this is something like Rumah wip... but the problem is the selling only can sell to Fullfill mampu milik Person only, cant open sell to anyone.

1st: Not Nearest any LRT, MRT, Shopping Malll, Even Shoplot also lesser

2nd: Over Price for those new project like South Place 2, Amika, Aliran, Paisley etc

3rd: Nearest the Eletric Tower , u go there can see very very big Eletric Tower there, long stay might not good for health

So Better dont go for Metro Park...

In Subang Area only 4 area can buy, SS15, SS16, Sunway, USJ 1.

Wanted to buy my own place so agent introduced "Subang" at metropark... this subang so far away from my subang lolll... and the price very pricy also for this part of subang

Way back when. budak USJ claim they are Subang Jaya, SS kids would laugh at them.

Now Shah Alam also can claim they are Subang. Ok la fair, Pantai Dalam also call themselves Bangsar South. These days nama ada macam gaya can already. Truth doesn’t matter. But I will still laugh.

Real flex is stay Desapark say duduk Kepong.

Usj (UEP subang Jaya) is part of Subang from day 1.

Just like elmina green and elmina east, west etc.

They carry the same name from the first day.

Shah Alam name cannot sell, No Eye see... So they upsell as Subang area since it's "high class name"..

like how people keep selling Bangsar or MK name... or even DPC

No regret for now cos its not like its a secret that the project gonna be high density during launch. So already calculated the pros and cons beforehand.

For me Damansara Perdana is already a nice area cos its a good melting pot kind of place. A lot of people with various backgrounds in the same area which is good foundation for a healthy town.

Exsim seems to be completing their subsequent phases fast.The road expansion also is ongoing, the shortcut to and from LDP also is opening. Can see the vision they are going for.

The only thing I wish it have is if it become a location to connect MRT putrajaya line at Sri Damansara Barat and MRT Kajang Line at Bandar Utama(maybe the train/BRT lane can be built alongside LDP)

I am own stay owner, but rental rate also is healthy based on what I hear. Can cover monthly installment at the very least.

Dquince. Inside house not really noticing any construction noise or dust from construction of different buildings. ofc now cannot go jalan2 around the area yet la so need to use car to go to shops

Nope. I think you underestimated the soundproofing it got. Also, Dquince is not that near to ongoing project.There's buffer of the mosque and water tank and also DVine which had VP also.

Friend just received keys to D'erica. Workmanship is quite decent but man is the highway so loud.... And just like every other new area, it'll be awhile till you get conveniences like shops and 99speedmart etc
