Friend just received keys to D'erica. Workmanship is quite decent but man is the highway so loud.... And just like every other new area, it'll be awhile till you get conveniences like shops and 99speedmart etc

For 300k...its an amazing purchase for first time home buyer..not exactly big for a family but perfect as a starter home and just keeping it for retirement..if you work in pj or around mutiara this is a 10/10

- amazing pool and gym
- high class architechture design, proper ac placement, void, tile skirting, extensive landscaping
- great location, very close to new commercial and mosque
- best part..a whole floor for visitor carpark.
- 4+1 lift..so far not so bad even at peak.. schindler brand. +1 a separate utility lift for reno and cleaning

The cons
- jam
-one toilet
- minor quality issues

The spec is 10/10 for affordable home lol..i mean the gym and the pool itself is a jaw opener. With 4+1 lift. I would say god damn..memang rugi who cancelled. But yeah starter home only..too small for me..but loan at 1.3k a month can keep and forget.

From a lens of a prospect investor, there are three concerns investing in CPD.

1. Very little differentiation between all development here from size, layout, view, facilities.
2. Very narrow gap between each launch causing surge of supplies hit the market before each phase is absorbed by market.
3. All properties here rely on success of Hextar World.


For tenants if they do not mind slight older/age house, Damansara Perdana is probably a better place to rent. sharing similar USP and yet better located.

Tenants if not picky have big pool of properties to choose in CPD.

I can Said, This Mall is Dead Mall, not much people, and also the mall look very small, only few Shop, and the location too Near One Utama and Paviilion Damansara, i dont think this Mall can Survive longer...

Yes, if they bought 250k to 300k is worth it. but if they buy 700k - 800k for those big unit will suffer lose..
