遇变态租户！主人房内布满人类粪便 华裔房东控诉：还拖欠租金水电费
吉隆坡19日讯）华裔房东出租一间公寓单位给一名租户，没想到却遇到变态租户，对方不仅到处乱放杂物，拖欠数个月的租金和水电费，甚至还令人费解地在主房内留下大量的人类粪便，令房东痛心不已！

该名华裔房东名为罗杰（54岁），他在接受《东方日报》访问时直言，该房子惨不忍睹的情况，是在租客静悄悄搬走后，他与（房产）中介上门才赫然揭发。

他表示，自己早前是将位于甲洞的公寓单位，以1000令吉出租给一名印裔租户。

他指出，该印裔租户是在去年1月15日开始租住其单位，直至今年1月14日。结果租户在搬走前，却拖欠了好几个月的电费及租金。

“租客不仅拖欠租金几个月，500令吉水电费也没有支付。每当中介催租时，对方总是找各种借口延迟付租金，要么就是一直联络不上。”

罗杰表示，最初中介告诉该租户已经拖欠1个月租金未缴付，若超过限期，他就会去锁门，以此赶他出去。

罗杰表示，邻近租屋合约即即将到期时，该租户告诉他想要续约多一年，而他却立即答应了，但是期间一直没有收到对方的租金，催租时也没回信息。

他说，直至2月1日，该租户称他在医院治病，待出院后会立即缴付租金。事后连续一个月，罗杰都收不到租金，因此他被迫从2000令吉抵押金中扣除付租金。

接著，罗杰称该租户不久便说自己被客户欠薪了，目前正在寻找一份全职工，且承诺会想尽办法筹集到租金。

“本来我决定在2月15日叫他搬出去，但最终我宽限他一个月。直到3月9日，他说先付暂时筹集到的租金，至于剩下的钱他会再想办法，因此我也答应了。”

罗杰表示，直至3月11日，他一直等不到该租户剩下的租金，因此他通知对方第二天必须缴付租金， 否则中介不能更新租约。

到了第二天，该租户回复称自己还没有筹集到剩下的租金，并且同意搬走，亦承诺罗杰即便搬走了也会支付租金。

然而，到了3月15日，也就是该租户要搬走的当日，罗杰收到中介的通知说仍未收到对方的钥匙，甚至没有回电及信息。

“3月19日，中介说他已经中断了该租户的水源和停车位。然而，保安人员称还看见他走到公寓内，甚至看到他带一班人进入屋内。”

“后来我终于忍无可忍了，于是决定到公寓查看，没想到他已经搬走了，然后我进门一看，房子的状况令我很惊愕！尤其是主人房。”

罗杰描述，他一进门就先闻到一股恶臭的气味，简直是难以忍受。

接著，罗杰说客厅及厨房的环境非常凌乱肮脏，主人房的床单也被搬移到客厅，而奇怪的是该房间的门锁已拆除至仅剩一个洞口，而房门却反锁了。

“然而，当我撬开后，我赫然发现，原来恶臭味源头来自主人房，因为房内竟然‘存放’著大量的粪便！非常恶心，犹如人间地狱。”

最终，他希望大家，尤其是房东们，务必要小心这一类的租户，免得成为下一个受害者。

A Chinese landlord, Mr. Roger (54 years old), rented out an apartment unit to an Indian tenant starting from January 15, 2023, at a rental price of RM1,000. However, the tenant failed to pay rent and utility bills for several months, causing financial and emotional distress to the landlord. The situation escalated when the landlord discovered the apartment in a filthy and disturbing condition after the tenant moved out.
Timeline of Events:

    January 15, 2023 – The tenant begins renting the apartment for RM1,000/month.

    January 14, 2024 – The tenant’s lease ends, but they have not paid rent or utility bills for several months.

    February 1, 2024 – The tenant informs the landlord they are in the hospital and will pay rent once they recover.

    February 2024 – The tenant fails to pay rent, and the landlord uses the RM2,000 deposit to cover the rent.

    February 15, 2024 – The landlord gives the tenant an additional month to pay the outstanding rent.

    March 9, 2024 – The tenant promises to pay part of the outstanding rent, but still does not fulfill the full payment.

    March 11, 2024 – The landlord demands the remaining rent. The tenant agrees to move out.

    March 15, 2024 – The tenant promises to vacate but does not return the keys or pay the outstanding rent.

    March 19, 2024 – The property agent informs the landlord that the tenant's water supply and parking space have been cut off. However, the security guards report that they still saw the tenant walking into the apartment, even bringing a group of people with him into the unit.

    March 2024 – The landlord inspects the apartment and finds it in a horrific condition, particularly the master bedroom, which contains large amounts of human feces and is filled with a terrible smell.

The landlord urges other landlords to be cautious of such tenants to avoid becoming victims of similar situations.
