 tenant argue over key deposit...

its auntie chinese tenant... i m chinese too. its a condo room.

i pass d key to her around 7th of d month. out of lenient,i only charge her half month.

i request for key and access card deposit of RM100 (access card and key). but, she insist only pay me RM 50, ,said i overcharge. (ALL OTHER ROOM I.CHARGE D SAME)

its refundable deposit.

since move in, she keep.complainig... and keep sending me lots of voice message. i hav try my best to suit her...

what should i.do on tis issue?

Tell the auntie we have no fate to become landlord and tenant. We depart from here amicably.

Return her deposit; ask her to move out. Trust me, the peace you regained is worth more $$$ than the rent you can collect from her. This kind of money is better not to make.

My management office charge RM50 for access card if misplaced. Key maybe can duplicate outside

That auntie is seasoned renter...she knows you are trying to charge more...

did you vet her before deciding to rent?..
to me, odd that an auntie wants to rent a room… normally siblings will be offering a place…
isn’t all required deposit taken before keys are handed over?..
it’s better you improve your self before you take in the next tenant..( these guys know how to maximize and take advantage)..

This is red flag. If you not urgently need tenant or money, tell her you don't want to rent to her. It will normally bring her to her senses. Better that she tunjuk pattern now rather after a long while.

Kick her out. It will be more issues later, she could destroy your fittings then claim it was like that when she come in.

Well you have the right to set a deposit but you need to justify what is it for

You already mentioned it’s for key + access card. If you set an amount that is so high, renter will ask. You can show evidence from management office on how much it usually cost to replace

If you are first time land lord, best to consult other land lords how they manage all this

i m not first time landlord. come on. no need to morally kidnapped me.

other tenants no complaint at all. and the deposit ,i also copy fr other landlord (same area).

This condo is more than 2 yrs old. Tenant been in and out.

The normal security deposit should cover for rental arrears, damages or missing items during the tenancy period (in this case should also include security card and keys).

However, if a person is only renting a car park lot, then a security deposit is required to cover the cost of replacing the missing card.

if from the very beginning you have this kind of trouble, man when she move out you'll have even more headache when you need to deduct any of the security deposit for fixing anything she broke.

Vacate je, n return the deposit. Say bye bye to her for peace of mind unless you already signed TA, then tough luck. I would also return the half month rental to her.

I also sakit kepala by stupid aunty tenant.
Give so many stupid request.

At the bathroom, the bidet got nothing to hang it. Wanna request something to hang the bidet.

Then say the house got ant. Cheebuy go eliminate it la.

Then give 2 access card. Although only charge 100 deposit for 2 cards. Coz 1 card additional give free for easy access. Only 1 key. But request 2 more sets of keys. Cheebuy go duplicate it laaaa.

Most nonsense, at water basin. Don't have the dirt filter. Claim that if don't have that filter, afraid will stick. Mahai this small shit also need to request mehhhh.

I really kenot tahan some stupid aunty tenant behaviour. Small small little thing also cannot settle by self meh.

Then still wanna ask for me to help her to pasang her curtain. Walaoweii niamaccb. Negotiate cheapest price, then request wanna this that furniture. I cut my own comission to give her a TV cabinet. Then complain old mattress dirty. Fuck I decided to shut her mouth, take my money quicky grab her a queen size mattress.

Aunty money really so hard to earn.

chinese auntie like this just pay her rm100 ask her fuk off.

This is the kind of auntie the whole world taking advantage of her. You can gift her 100k, she will still go around complain u shortchanged her she supposed to get 500k u took 400k away.

I'm serious. I have relative like this, but she very good income but still every repairman that dealt with her will end up gaduh run away, court letter etc. You know the joke among repairman, this the type of customer u will refer to your competitor cos u know for sure she will fuk him up good. kek

Another is my friend selling house to a divorcee. Keep coming up sob story divorce on her own, need jaga kids etc. Gift her all the aircon unit and washing machine, no charge. Then she go around complain give her lapsap, ask to be compensated cos need to ask ppl repair remove. End up my friend just engage a repairmen remove every appliance in the house FOC. Total 5 biji aircon, and 1 washing machine hilang just because she couldnt stfu.

Seasoned or not - don’t agree don’t rent.

Not all place same. Some charge 100 some 50.

Ts should get rid of such tenant asap.

Later end up more discount etc. like no stay x days.

Moving x days no charge etc lol. This is a red flag already.

the rm50 depo i would have just brushed it off, but the constant complaining...more headache in the future

i would ask her to move out subtlely, like saying my brother/sister/son/daughter/etc suddenly came back and wanted a place to stay for work bla3

given that there's no agreement sign la, if got, then need some creative planning or wait for the contract to expire
