tenant argue over key deposit...

its auntie chinese tenant... i m chinese too. its a condo room.
i pass d key to her around 7th of d month. out of lenient,i only charge her half month.
i request for key and access card deposit of RM100 (access card and key). but, she insist only pay me RM 50, ,said i overcharge. (ALL OTHER ROOM I.CHARGE D SAME)
its refundable deposit.
since move in, she keep.complainig... and keep sending me lots of voice message. i hav try my best to suit her...
what should i.do on tis issue?

Tell the auntie we have no fate to become landlord and tenant. We depart from here amicably.
Return her deposit; ask her to move out. Trust me, the peace you regained is worth more $$$ than the rent you can collect from her. This kind of money is better not to make.

My management office charge RM50 for access card if misplaced. Key maybe can duplicate outside
That auntie is seasoned renter...she knows you are trying to charge more...

did you vet her before deciding to rent?.. to me, odd that an auntie wants to rent a room… normally siblings will be offering a place… isn’t all required deposit taken before keys are handed over?.. it’s better you improve your self before you take in the next tenant..( these guys know how to maximize and take advantage)..

If you not urgently need tenant or money, tell her you don't want to rent to her. It will normally bring her to her senses. Better that she tunjuk pattern now rather after a long while. Kick her out. It will be more issues later, she could destroy your fittings then claim it was like that when she come in.

Well you have the right to set a deposit but you need to justify what is it for You already mentioned it’s for key + access card. If you set an amount that is so high, renter will ask. The normal security deposit should cover for rental arrears, damages or missing items during the tenancy period (in this case should also include security card and keys).
However, if a person is only renting a car park lot, then a security deposit is required to cover the cost of replacing the missing card.
