 2nd Desa Park in Kepong?, Will this be second Desa Park in Kepong?

My wife just bought a property in Kiara Bay Kepong, which we think this is a very good location which is good investment like Mont Kiara or Desa Park at the initial stage.

The developer is UEM Sunrise, which is the biggest developer in Mont Kiara. Now they wanna transform this into another township, which is nice, current environment is already very nice.

What do you guys thinks? brows.gif

It gonna have support of few international school and lots of Guai low to be Mon Kiara v2

Previously saw many complaints over in UEM facebook about the handover wor

As well as complaints about smell from the lake / garbage disposal

Got a good deal?

The total units there is 1672+1230+1126+870 = 4898 (M luna, PPAM, Zig, Ava). Density wise is already 2nd desa park XD

My cousin is one of the main con staff at this Kiara Bay area. There will be at least 20 high rise buildings to be built in this area. Imagine the total density gonna be very high and traffic gonna be VERY BAD. The nearest MRT station is Station Kepong Baru which is 2.5km away, not practical to walk.

Every new township coined as new DPC but there will be only one DPC and others are flooded with supplies.

If you look carefully all developments in DPC are targeted different demographic, needs etc... concept, pricing, layout configuration, micro location etc. DPC is very difficult to find similar offering.

Just look at Kiara Bay's Zig and Ava. Can you find any distinctive differentiation between these two development?

Kiara Bay is located at the metropolitan lake park which actually a rehabilitated former landfill area

So there is a distinct smell in that area .. some ppl dont mind but I suggest you visit and walk around the area first .. some ppl ok but some have more sensitive nose

The place is actually half Kepong, half Jinjang and part Selayang. Good luck with that.

Haha even it's a lot of negative comments, but do believe and analysis it by yourself. I have been there more than 20times and didn't smell any at all.

Btw the international school and private hospital is nearer to the garbage disposal, but not The Zig and Kiara Bay Mall. Thus, do u think the rich people and the developer will continue allow the garbage disposal leave there?

ini project just a normal residential project...nothing to be shout about... dont make yourself like a clown by clamming it to be next DPC or MK.... you can fool first time buyer la... but market respond is real ...this place really no hope to become next DPC... and statement on that will be considered as scam...so try to mirror yourself

Why named this Kiara Bay project as 2nd Desa Park in Kepong? Why not name it Mont' Kepong instead since is by the same master developer of Mont Kiara?

In my opinion kiara bay is having a good start. The waterfront area looks like already fully occupied with shops and village grocer. Good crowd too. Thing I don’t like is no shaded car park.

Kelong already.. UEM Sunrise is not the previous Sunrise as all the management team had left after UEM bought over.

I don’t think Kiara Bay can become the next Desa ParkCity or Mont Kiara coz the surrounding area limits its potential. But if everything goes well (School,Mall, Medical centre), it might still become one of the best places to live in northern KL.

From what I know, the latest phase didn’t sell very well, maybe because of the blocking views in front and behind.

Commercial-wise, they did a good job. I v'e been there a few times it’s lively at night with a lot of people. Even though Kepong is mostly a Chinese area, I still saw a good mix of people, including some foreigners jogging around the park.
