Since already default. Cut their electric and water, revoke all access card(if it's condo type)

Once they are not at home, go in dump all their item out the house and change the lock.
Since no agreement they have no right to stay at your house without your permission.

Did you check with them if they have difficulty since he's been renting for couple of years.

My tenant defaulted then i checked with him if he have issues then found out that he was scammed a big sum of money. Then worked out with him a payment plan and he committed to it.

No payment at all for the past 3 months..

I know if got agreement, we need to go court to apply eviction order but since I didn’t sign any tenancy agreement extension with them after it expired 1 year plus ago, I wonder if can I just chase them out

you are not responsible for their lack of financial planning, and the outcome shouldn't affect you.

CUT THEM OFF asap because leeches become too strong and take over your place without mercy - without mercy = THROW CEMENT INTO YOUR TOILET BOWL.

sometimes it's not worth it to give pity

you need to act like what posted in #2, and cut it off immediately. What if they rake up even more utilities bill? You will bear even more loss after that.

Their financial planning is not your concern. U gave them enough leeway.

Usually tell them to move out in 2 weeks and telan the deposite. Rest of the debt kira as charity. Depends if they kurang ajar or not, sometimes can even offer to help them hire moving company. If u go too harsh on them they will start asking around and many internet hero will advice them how to fuck over the landlord, if u go through legal route it could take 3-6 months for proper eviction.

As Sun Tzu said. Dont press a desperate foe too hard. They will fight u tooth n nail. Always leave a route out for them to choose.

Yea I thought they have been paying promptly for the past 3 years, so trusted their words, anyway it is what is is now, the legal route is just too time consuming.. the only way to get them out is to cut the electricity now..

Whatever you want to do, be it cut utility, asking them to move out etc give them a written notice with time bar, failing which you will 1, 2 and so on.

It's not a criminal offence.

EDIT: My apologies. It is a criminal offence if can prove the tenant did it.

Anyway, Cut your lose quick and swiftly. Cut the utilities, lock up the door when you sure there are no one inside. Please double, tripled check before you lock up the property. Anytime anyone tries to break open your property, you hv the right to call the guard or authority.

Anyway already submitted request to close the tnb account , waiting for electricity disconnection..

Wanted to give them more mercy but the fact they don’t bother to reply your messages when I ask for payment status despite of them not paying according to their promised deadline and will only reply when mentioned about the electricity disconnection really pissed me off..

Then ask nicely to get them moving out by next month and say there is new tenant coming in.

He paid you for 3 straight years without any hassle, I would close one eye for it. Atleast you're still holding their deposit.

TS are making mistake by

1. Did not check your account monthly regularly
2. Did not renew the contract
3. Did not assign utility bills to tenant's name

Remember there is always a risk doing property rental business.

For my client case, they are not picking up or replying msgs. But I would still send instruction/actions that im going to take for next.

1. It's okay not to reply, but im going to do xxx xxx by this weekend
2. I have done xxxx, please follow xxxx
3. Last resort are xxxx, I will remove everything on that date.

Obviously these people has financial issue already, make good abit TS.

I got check my monthly account, just that thought they will pay eventually since their previous payment record is good..

Actually if you say didn’t renew the contract, then supposedly I no longer bound to the terms and condition of the previous contract ? But as far as I know, the same terms still apply as long as my tenant got continue paying the rent and I continue to take it..
As for utility bills not assigning to tenant name, previously I was told that even if assign the utility bills to tenant name, if he doesn’t pay up, I can’t open any new account under the same property address, same goes to the Internet service where each unit can only have one name registered to it..

you have given them 3 months notice. Just send a whatapps, you will cut power and water in 3 days. and please move by when. then when go apartment , be accompanied by security or police.
