Since already default. Cut their electric and water, revoke all access card(if it's condo type)

Once they are not at home, go in dump all their item out the house and change the lock.
Since no agreement they have no right to stay at your house without your permission.

Did you check with them if they have difficulty since he's been renting for couple of years.

My tenant defaulted then i checked with him if he have issues then found out that he was scammed a big sum of money. Then worked out with him a payment plan and he committed to it.

No payment at all for the past 3 months..

I know if got agreement, we need to go court to apply eviction order but since I didn’t sign any tenancy agreement extension with them after it expired 1 year plus ago, I wonder if can I just chase them out

you are not responsible for their lack of financial planning, and the outcome shouldn't affect you.

CUT THEM OFF asap because leeches become too strong and take over your place without mercy - without mercy = THROW CEMENT INTO YOUR TOILET BOWL.

sometimes it's not worth it to give pity

you need to act like what posted in #2, and cut it off immediately. What if they rake up even more utilities bill? You will bear even more loss after that.

Their financial planning is not your concern. U gave them enough leeway.

Usually tell them to move out in 2 weeks and telan the deposite. Rest of the debt kira as charity. Depends if they kurang ajar or not, sometimes can even offer to help them hire moving company. If u go too harsh on them they will start asking around and many internet hero will advice them how to fuck over the landlord, if u go through legal route it could take 3-6 months for proper eviction.

As Sun Tzu said. Dont press a desperate foe too hard. They will fight u tooth n nail. Always leave a route out for them to choose.

Yea I thought they have been paying promptly for the past 3 years, so trusted their words, anyway it is what is is now, the legal route is just too time consuming.. the only way to get them out is to cut the electricity now..

Whatever you want to do, be it cut utility, asking them to move out etc give them a written notice with time bar, failing which you will 1, 2 and so on.

It's not a criminal offence.

EDIT: My apologies. It is a criminal offence if can prove the tenant did it.
