aiya we live in putra heights also never felt anything.
is just a small fraction affected but people label PH as dangerous place and value drop.

if price really drop significant, dont need the outsider to come in to PH to buy. we PH people can buy these properties. question is who is the willing seller?

i stay here for more than 15 years. what flood?
you need to be here to understand which area got flood and which area dont have.

Well this case can happen anywhere... but there was another major disaster on landslide in Kingsley hill that caught the national attention.
PH seems to able to catch attention for wrong reason.

u can say opportunist or what... but it is a good chance to nego the price lower. if can safe 20k, then why not?

Really we were going to pay downpayment then the fire happened.

Congrats on buying during COVID19! The savings must have been significant.

I suggest you nego lower n proceed to buy, furthermore there is no gas pipeline in sec 2. I have been staying in ph for almost 20 yrs n it is 1 of d best place to stay in selangor😉😁

someone purposely wanna crash the market to pick up some good units.

PH actually comfy place to stay.... of couse- just lacking commercial and still need to travel to Puchong and USJ area.

Its not hard to believe the two rows and even those across the street opposite the gas station take a hit in its value.

Ref to townships near by that had sinking issues, some whole phase never recovered its value after nearly a decade let alone growth.

With such a blast, no one can guarantee those foundations still intact even appeared to be not affected by the heat wave.

I only aware the landslide around Kingsley hills years ago.
And Kingsley development also macam sangkut.

If you are not in any hurry to move in, waiting for the outcome of the reports seems to be the best bet. But like some who are familiar with that area, the house location is far from the disaster site and the probability of it recurring again is nil, then just buy. You should definitely discuss with the seller for some discounts

Do you stay at PH too?

IMO the lack of commercial is actually a plus point because it’s practically neighbour to Puchong and USJ. Can have the peaceful living without sacrificing convenience.

But that’s just the vibe I get la, I don’t actually know since I don’t live there.

Have you noticed any actual listings where prices dropped significantly, or is it mostly just rumors so far?

When I was house hunting, I saw quite a few empty units already, so I’m a bit concerned this incident might push more people to move out or discourage new buyers from coming in. Do you think there’s a real risk of the area becoming too quiet or deserted?

Most people living in PH already have their own homes, so it’s not that likely they’d buy another one, even if prices drop. I’m more worried whether this will make it harder to attract new buyers into the area. If outsiders are scared to come in and locals aren’t buying, then what will happen to the empty units?

I’m not sure about other commenters, but for me it’s more of the perception the gas fire has. Like we hear Tmn Sri Muda and think flood, right now people hear PH and think fire.

Ph will never become too quiet n deserted wirh d current n future launches. D fire only affected a few row of houses in putra harmoni n it didnt affect d majority of d ph houses.

I dont think majority ph ppl will move out just bcos of this fire. For me, i will stay in ph until i migrate to another universe🤣

Ppl link sri muda with flood bcos it happened several times, but this fire in ph, i doubt it will happen again ph.

I think people wont move out cause selling may be difficult, best is own stay.

Until today no root cause analysis to public, if pipe intergrity compromised due to soil movement then chance of repeated incidents are high as earthquakes nearby and tremors as well as any development in proximity will cause it to happen again. If man-made likely can be prevented.

putra heights mainly malay and chinese community. mostly from USJ subang jaya.
people who stay here at first feel is very far cause we need 8 to 10 minutes to reach the main road on one city.
but after staying so long and most of the things you can buy from here. is already a norm.

outsider new to Putra height will feel this place is very deep inside from subang jaya.
PH mostly appeal to USJ people cause they live in subang jaya long time.
if you check PH buyer mostly is Subang people.

People outside those not subang base wont even consider, but they will talk bad about this place.
they never even come in before, even if they come in before probably once.
cause there is no big shopping mall here, nor there is any special attraction.

I dont agree you say this area deserted.
1) rich people area - The Glades, look at all the high class jaya grocer, startbuck build here. international school.
2) Sime Darby condo next to PH LRT, fully sold. everyone come and buy. RM 400k starting.
3) Pangsapuri Harmoni 1 RSKU, gov affordable housing, fully snap up, quite high occupancy
4) in front of Giant Hypermarket, new condo coming up
5) outside PH, we got chinese school

so many new development here, if you say this place no one wants where got possible keep growing bigger.

people that stays here
1) flood wont hit, why is it call Heights? we are quite high on the ground, our neighbour Bukit Lanchong is low area, quite pitiful when huge rain. will flood.
2) queit community, not messy road, clean road. security also quite good though some theft cant be avoided

this gas burst thing is something new to us. are we affected. probably traffic right now a bit disturbing.
but are we worry other gas pipe leak, i dont think so.

unless your house is at the disaster site area, if not, i dont think house price will drop that much.
who willing to sell cheap.
buyer will be mainly subang jaya people. people from cheras or puchong wont come here to buy.
if really people selling 35% or 40% below market, i think i go buy. no need to wait for outsider.

for the putra harmony taman, the houses' price are generally higher than other taman in ph, right ? i am just referring for those 2 storey link houses.
because i saw the photo, quite modern design. costs near to RM1mil before fire incident ?

Nope, didn't notice any significant drop in advertised prices in PH.
Seems there is a new unit listed, end lot in Laman Putra Section 7 facing the main road listed for 1.35mil.
Pretty nice unit with the linear park inside section 7 next to it.
Another unit in the Glades called Ensemble listed at 2.3mil. which looks like a not bad deal due to its huge land size. Maintenance fee is rather steep....ya

Normal to have some empty units as the township will be celebrating it's 25th anniversary. Some owners would have upgraded and moved to other places or even within PH itself. Quiet and deserted is not likely to happen as SDP is building up the entire area at Serasi apartment. The place is called PH Sentral just opposite the PH LRT station. Plenty of high rise there and I hear there might be a mini mall too. Guess commercial will be on the rise in the coming years. On the contrary PH resident rather prefer the quiet and deserted feel but we do like the Mixue and Ai Cha opened recently,😜

Attracting new buyers, yes there will be a significant number of new ppl moving in, we had Harmoni 1 just a few years back and coming soon will be Serasi with it's 3 blocks of about 14xx units. Then there is Damayan another 3xx units. And these are just the launched units, haven't seen those in the pipeline (apartments, not gas pipe) allocated for PH Sentral by SDP. Oh....another developer will also be launching Harmoni 2 with another 1xxx units incoming. And Serenade looks like pretty much done up and VP could be on the horizon.

The place is like a celebrity now, beats all the influencer 😂
