 What's the norm in paying lawyer fee (property), subsale property transaction

does anyone have experience in buying subsale? mine is now at MOT process (still ongoing) and the lawyer asked for full payment (lawyer fee for SPA + stamp duty).

what's the usual practice? should i ask for 50% payment now and 50% payment when everything's done (transferred title)?

Usually they will ask u to deposit maybe 2k earnest deposit.

Then they will ask u to sign the spa and loan stuff and all then after sign u will pay them all the fees, usually 10%dp(inclusive the 2k) and the legal fees. If u pay more than for down payment let's say 50%, u will pay the remaining 40% dunno when maybe somewhere in the middle. What u need to be careful is how much they charge u, and never ever buy through a property agent, those puak should get cancer and incurable terminal diseases including their family coz I genuinely prayed they do.

If you're seller.

I remember my 2% from buyer is taken by agent...

Then once lawyer process everything. And buyer pays another 8% (10% dp). Then the amount will be held in lawyer account.

Once all done. Lawyer will take his portion and give balance (8%- lawyer fee+90%) to your bank account. Consider matter done.

You dont really need to pay lawyer from your pocket. It should come out from the dp of the buyer.. I dont know how much your lawyer costs. Mine is around 2k+ for a 300k+ property and he's professional.

Usually buyer legal fee is more, loan agreement, SPA, MOT half share if not mistaken.

Yes .i had same lawyer as buyer. If not. It'd be 5k to 6k range.

The lawyer is professional. We as buyer and seller had no issue till today.

Stamp duty and other disbursements are payable before completion of transfer.

Not many lawyers are willing to upfront their firm money on client's behalf and these are the major chunk of the total bill. If for any reason that a client cannot repay the upfront money, the transfer cannot be reversed.

As for legal fee, discuss with the lawyer regarding split payment.
