In Malaysia, Housing Index is measured by the annual change in the House Prices Index. The index is based on 2010 as the base year. The index provides house price indices for 14 states and as well as for Malaysia as a whole.

Gen X keeps hike the price. rinse and repeat

Gen Y follows the trend but fail end up renting.

Gen Z suffer no house but stay with parent

Gen Alpha will be homeless in 2050

In short: in long term, property price will up.

Population increases
Material price increases
Labor cost increases
Cost of construction increases
Common sense: New property price increases

Land limited
New cant afford to buy then will look for subsale
Subsale price will increase

Salary stagnant
Cant buy even subsale then will rent

Petrol price increases
Electricity price increases
Car price increases
Staying too far from workplace increase expenses
Will buy nearer to workplace or rent

Demand will be there if you hold long enough…
