if u are first time, hire own lawyer to review the SnP terms to ensure you are legally protected. Hiring your own lawyer also saves u some money which u can nego on the legal fees.
deposit will go to property agency as their commission, depending % u agreed to pay them.
balance money will go to lawyer to deduct outstanding loans, others if available.
after all is cleared and name transferred then balance fund will be paid by lawyer to u.

If u sell 800k, loan balance 500k, then will.have 2 step

First step, buyer bank disburse 500k, clear your loan
Then ur bank discharge the title

Then his bank charged the title

Then after all settle, disburse second round 300k to the lawyer. If u ride on his lawyer, that lawyer get..
If u use ur own lawyer, then ur lawyer get..

Then lawyer keluar balik balance sum to u

Do not use agency lawyer as usually they take a commission out of it , and usually guess who ends up paying?

Hire your own lawyer to ensure your interests are protected...! the money will go into YOUR lawyer's account at completion..
If you dont have a lawyer it will go into the buyer's lawyer account (who btw is NOT representing you but the buyer 100pc!)

just note that SPA for the secondary market - it is "not standard" some times - so you need your own lawyer to ensure that
your interests are protected..get a good one ya, not a laosai one ya...
