E1, E2 or E3 won't be a good buy for own stay cause it is too close to the LRT/MRT station and I can guarantee no windows on earth could reduce the noise to a livable standard.

Better just go buy second hand Lot 15 if you want a decent apartment at SS16 area or just wait for the next project near the round about. You lose all the benefit of walking distance to all the amenities but it sure as hell beats living in a super noisy apartment.

what no window on earth. ever heard of insulation frame and acoustic pane window? is a matter of dev being cheapskate or rather to say local grad architect isn't trained to design functional building.

But there are already Condo's with similar orientation and location, from same developer is Aurora & Isola, then you also have Saujana Residency and i believe rental demand is high.

It's just a saying that you can't avoid the noise rather than taking it literally.

Unless you seal up the entire unit, chances are the noise can seep in through the door or some places because of the close proximity.

Also, I thought you can't simply modify your window. I heard for service apartment, there are certain things you can and can't do when it comes to the facade structure.

I think Saujana suffers the same fate since it is also right in front of the tracks.

Aurora/Teja is right beside a super busy ramp and always jam during certain hours.

Isola might be the second best choice if you are not looking to do cheap groceries.

I am now staying at Isola East Tower. I see no problems at all. Just walk up to the lobby area which is uninsulated open area and tell me if it is anything like a noisy apartment.

rental demand here quiet high... rental sure can cover installment ... only worry about dispose later cos East One location nearest to TNB substation... and selling price also not cheap either

Thinking of buying the SAMM unit for ownstay for a while then rent out when the family expends. Can anyone let me know if the rental able to cover the installment based on your experiences. And are there any risks to take into consideration? I’m really new to this so appreciate the help. Thanks!

its up to the buyer to perform due diligence
I saw an agent saying D'Vine Exsim rental RM1800, lelong RM240k
They convinently left out many unit asking below RM1300... only 1 asking RM1800šŸ˜…

Subang Area Market Price as below

USJ 1 - Rm 700 per Sqft
SS15 - Rm 900 per Sqft
SS16 - Rm 850 per Sqft

Dont buy over price for you Property
