Investment How you guys find tenants or buyers?

Hi, I'm quite a new landlord and I'm really curious to know how landlords nowadays find buyers or tenants. Do you guys rely on property agents or do you list on platforms like Mudah, PropertyGuru, or Facebook yourself?

For me, I will occasionally receive texts from agents asking if my property is for rent/sell (although I'm not sure how they get my contact). So I'll just engage them to help find tenants or buyers. I wonder if you guys has any better approaches to find an agent that will really help you screen through tenants, or do you guys have any ways to look for buyers/tenants on your own?

3 methods that I’m currently using:

- Facebook Groups
- XiaoHongShu – Ideal if your target audience understands Chinese, I’ve personally found it effective for renting out properties.

I have engaged two agents for properties located at different locations. So far, they have been quite satisfactory, and I have no complaints.

It depends whether you want to manage the tenant yourself or go through agent. I myself used 2 agents to look for tenants for 2 properties. The agents are specialist in the condo and they handle everything for me. From chasing for rental to fixing things. I just pay them. I don't even liaise with tenant for one property. so far so good (already few years).

It also depends on the project. I got mine 10 days , and another project3 months!

I think mine will take some time, cause its a bit hidden and building is matured.

Good thing is big space and next to LRT, hopefully the agent can find within 3 months.

May I know for the project that took 3 months, is it an older project as well?

My recent property located in Bandar Sunway will have its existing tenant move out in mid-Jan'25, and a new tenant will move in by Feb'25.

As for another property in the Puchong area, it took about two months to secure a tenant, and the current tenant has been staying there for three years.

i just blast out to all the agents that keep whatsapping me. i will give the agent which helped secure the previous tenant around 1-2 weeks head start though, after which will then share to agents from seperate companies. So far, i've been able to secure tenants within a week or so. Once rented out, will need to update all of them as well. do note, will be a bit of work since theres no exclusivity and you cant just give the keys out to everyone.

I think it also depends on the location / states / cities - even furnishings itself

On average I've observed about 1 month - 2 month in Sabah & Sarawak (KK/Kuching)

3 months in KL/Selangor

This is through agents by the way

The fastest I have gotten is <5 minutes after I stick my notice at the management board (with approval of course)

So i take it most are using agent.

Im looking to chip out one of my condos. Is it those ren/rea? Because quiet a few keep asking only but not keen to rent out for now. Doesnt make good money. Probably looking to sell

cause if you have property across klang valley ie
ampang
puchong
subang

surely that one agent won't be able to best service you in all that area right?

likely you would need a few different parties to assist

whats your best piece of advise for this

Yeah I was pleasantly surprised

Potential tenant approached, stared at me while I stuck it, then asked if the unit is available to view

Viewed, transferred deposit, then contacted tenant few days letter to sign stamped agreement, paid balance

Usually they are part of a team/agency

if agent not specialize in that area, will pass to teammate, share profits; in the end they can recommend potential tenants and i do the final screening

if individual or freelancer i generally will get contacts or from word of mouth, or how many years full time as REA/REN

Yea bro, we'll usually work together with good agents in the area be it same agency or different agency so we can expand our coverage area. So even among agents, we have our own trusted individual networks of agents.

fair point, would you think it would be even better if there were a system/platform that allowed you to list a property once

with all the photos and inventory checklist done for the ease of reference between tenants, property agents, and yourself as a landlord

I think getting spam calls from property agents or WhatsApp messages is annoying. bangwall.gif

so imagine having to upload your property info once, and only needing to update the listing availability once a year

than getting verified property agents to view your listing info with the full details (meaning you don't have to WhatsApp forward agent or find back the docs) brows.gif

will ease the nuances rclxm9.gif , well this is just my 2 cents

we are living in a generation where tech is at the abundance of our fingertip

want to hear from the audience in lowyat if these are some of the issues we faced
