Investment How you guys find tenants or buyers?

Hi, I'm quite a new landlord and I'm really curious to know how landlords nowadays find buyers or tenants. Do you guys rely on property agents or do you list on platforms like Mudah, PropertyGuru, or Facebook yourself?

For me, I will occasionally receive texts from agents asking if my property is for rent/sell (although I'm not sure how they get my contact). So I'll just engage them to help find tenants or buyers. I wonder if you guys has any better approaches to find an agent that will really help you screen through tenants, or do you guys have any ways to look for buyers/tenants on your own?

3 methods that I’m currently using:

- Facebook Groups
- XiaoHongShu – Ideal if your target audience understands Chinese, I’ve personally found it effective for renting out properties.

Was also curious on the average time to get a good tenant?

I have engaged two agents for properties located at different locations. So far, they have been quite satisfactory, and I have no complaints.

It depends whether you want to manage the tenant yourself or go through agent. I myself used 2 agents to look for tenants for 2 properties. The agents are specialist in the condo and they handle everything for me. From chasing for rental to fixing things. I just pay them. I don't even liaise with tenant for one property. so far so good (already few years).

It also depends on the project. I got mine 10 days , and another project3 months!

I think mine will take some time, cause its a bit hidden and building is matured.

Good thing is big space and next to LRT, hopefully the agent can find within 3 months.

May I know for the project that took 3 months, is it an older project as well?

My recent property located in Bandar Sunway will have its existing tenant move out in mid-Jan'25, and a new tenant will move in by Feb'25.

As for another property in the Puchong area, it took about two months to secure a tenant, and the current tenant has been staying there for three years.

i just blast out to all the agents that keep whatsapping me. i will give the agent which helped secure the previous tenant around 1-2 weeks head start though, after which will then share to agents from seperate companies. So far, i've been able to secure tenants within a week or so. Once rented out, will need to update all of them as well. do note, will be a bit of work since theres no exclusivity and you cant just give the keys out to everyone.

Anyway since many owners here, anyone has units near Pertama Complex (or around Mk/Bangsar). Need 3-4 units same condo for 20 pax . Mid Jan start stay

I think it also depends on the location / states / cities - even furnishings itself

On average I've observed about 1 month - 2 month in Sabah & Sarawak (KK/Kuching)

3 months in KL/Selangor

This is through agents by the way

The fastest I have gotten is <5 minutes after I stick my notice at the management board (with approval of course)
