




The revenue surge was primarily fueled by progress in our existing on-going development projects. Botanika, consisting of 3 towers comprising 264 apartment units each and
Danga Sutera featuring 525 units of double-storey terrace houses and 120 units of semi-detached houses,
experienced significant advancements.
The first phase of the Danga Sutera project has been fully completed, with all 525 units sold.
Construction for second phase (“Phase 2”) of semi-detached houses (“Semi-D”) resumed in December 2022, resulted in a remarkable surge in unit sales.
88% of Phase 2 units were sold, and the CCC was issued in the fourth quarter of 2023.
The remaining Phase 2 units are designated as bumiputera units and are anticipated to be released to eager purchasers in the second quarter of 2024.
In February 2023, the first parcel of the third phase (“Phase 3A”), comprising **** 42 units of Semi-D ******, was launched, garnering relatively encouraging sales with international units sold out within six months in 2023.
Following the success of Phase 3A, the second parcel (“Phase 3B”), comprising an additional **** 42 units ******, was launched in the third quarter of 2023, and receiving a positive response from the public.
In addition to these launches, we are excited to announce the Group’s development pipeline includes several phased developments.
These developments will be strategically located near the current Custom Immigration Quarantine (“CIQ”), the upcoming Rapid Transit System (“RTS”) station and Johor Bahru (“JB”) city center, capitalising on their proximity to key transportation hubs and urban centres
One of the flagship projects in the pipeline is Danga Rivera, a mixed waterfront development situated on 16-acres of commercial land in the mature area of Permas Jaya, right beside East Coast Parkway.
This project will feature shop offices, retail spaces, hotels and service suites and the Company has on 4 March 2024, signed a Memorandum of Understanding (“MOU”) with **** Melia Hotels International S.A. ****** , a leading hotel company from Spain for this development.
Additionally, IWCity has other development plans for Tebrau Bay and Danga Heights, which are expected to be launched in phases over the next 10 years.
Overall, IWCity is confident on its ability to develop and leverage its extensive landbank, which is strategically located near mature areas and close to RTS Station and JB city center. These launches are expected to receive positive responses from potential buyers and investors and be well-received by the market.
Tower B of Botanika and Phase 2 of Danga Sutera were both awarded the Certificate of Completion and Compliance (“CCC”) in August 2023 and October 2023, respectively.
