Household Advise needed for 1st home buyer in Subang

Hi Guys,

I am planning to get a subsales house for own stay in subang/ usj.

Goodyear court 7-9, usj 14
Casa tiara, ss16
Lafite, Ss17

Any advice?

I used to be interested in Lafite too cause I like the SS17 area, but went and bought another condo instead cause of the limited info.

If you need help getting a unit, can recommend you an agent that specialized in Subang/USJ. She stays there as well so would be a great person to break it down for you which would be your best option.

Personally, am only familiar with goodyear court. Low density, low floors, generally well maintained

Located at ss17, one of the outer side of subang

Sorry boss. Budget around 500k.

Goodyear court (880-1000sqft)- Price 380-430K, rental max 1.3k - 1.5k
Lafite (980sqft) - price 430k - 500k , rental 1.5 - 1.6k
Casa tiara (800-880 sqft)- price 430k - 500k, rental 2k- 2.3k

I am considering between goodyear & casa tiara now.

I am buying for own stay now, but considering to rent it out in the future. With 50k difference in the house price but casa tiara provides higher rental.

I have been staying in Lafite for some time now and can share.

Issues:
*Only one car park per unit. You can rent additional parking, but it’s *based on a draw-lots system and depends on luck.
*The building is older, so maintenance costs are a bit higher.

Good:
*Very peaceful here, with rarely any big problems.
*Most neighbours are nice and friendly. (older folks, own stay)
*Great area to jog around the neighbourhood.
*The police station and Bomba are nearby.
*Grab has plenty of options here.
*Condos and units have water tanks, so during water cuts, we usually have a few days’ supply.

Get Casa Tiara la. Rental high is very important in the future. Who knows you can afford a better on in few years time, then your exit plan also easier
