 First time home buyer, Looking for advice

Hi

I'm 38 y.o., single not married, never own a property before (save for a piece of land, and a 3 storey commercial lot under my name, given by my dad). I have been living in my parents apartment in Serdang for over 10 years alone most of the time (they only come to KL once or twice a year so I take care of the place here).

I'm looking for an apartment as close as possible to an MRT - either Kajang or Putrajaya line as I work near TRX. My price range is between RM400k to RM800k. Looking for studio or at most 2 bedroom apartment. I'm looking for a place where I can stay on my own.

So far I'm keen on Setia Sky Residence, EkoCheras, Sunway Velocity 3, and Bamboo Hills. My particular favorite, is Setia Sky Residence as the entrance to MRT is just outside the apartment. Also seems like near KLCC Park so I can wake up early take the train to go for a run there. I have two cars, but I'm starting to like using the MRT as I can walk more.

I am humbly seeking opinions/views on Setia Sky Residence, as well as if any sifus here got any advice on what to look out for/any other alternatives to Setia Sky Residence.

Any thoughts/opinions is much appreciated.

800k studio/2bedrooms could go in into KL city already not interested on it? Studio cost around 300k-400K are everywhere in KL city. 2 bedrooms cost ard 450K to 1mil

you are from serdang and been living there for 10 years, you wont get use to Setia Sky Residence, EkoCheras, Sunway Velocity 3, and Bamboo Hills.... those is simply not your life style, food also didnt taste as good as serdang.

you will change job 1 day, wont be forever working in TRX,for alternative solution i suggest you to rent studio/room temporary.

den if possible, rent out your serdang house (most likely you cant, because it your parent house and they need come kl twice per year, where they going to stay?)

dispose one of your old car away, you dont need to maintain 2 car... that is too much.


from my observation, buying house doesnt seem to be your priority, you are just bored of the current life style and looking for changes, eg: jogging in KLCC.. like to use public transport.. a place to stay on your own.. those is totally a different life style compare to your current.

go limteh with your friends and ask their opinion too, dont believe what stranger tell you in forum.

I assume your current apartment has min to 0 facilities. You are bored.

Time for a change to a lifestyle me time/ me place living. Take a drive to hampshire residence/ park (persiaran hampshire)

Actually for me I have another job offer coming in by 1Q26. Since I've been changing jobs frequently (3 jobs in 3 plus years) come 2026 i plan on sticking by for at least 5 years.

I'm not really a big fan of food, during my diet phase I can just eat boiled eggs for dinner and bread for breakfast. Lunch at office or wtv.

Youre right I cant dispose/rent the house in Serdang but my brother is taking over the mortgage. Im not going to dispose the cars because there's no loan - only need to pay maintenance, and car roadtax. Since I started using MRT last year I only spend RM100 for 2 cars per month on fuel.

But yeah, good idea for me to drink limteh further. I'm not in a rush to buy, Im thinking of buying by mid next year.

Yeah Im thinking of changing location. I considered hampshire but problem is the location is further to the MRT as compared to Setia Sky.

Whats SSR?

ok back to topic, the 2 car i ask you to dispose is not because of car loan, it because those place that you purchase, only big unit will offer you 2 car park, even they do, it be wise to rent out 1 car park instead of putting 2 old old car that you rarely use in your new fancy condo to rot... this is not fair to both car.

and since you decide to stay in TOD with LRT/MRT access, you will use car even lesser, RM100 for 2 cars per month for now... this kind of usage is way too low.. seem like u only use car travel to MRT .. when you use car A more, den car B will be using less, when you drive more den you will use lesser public transport.

sorry to heard that your brother is taking over the house, but it a good chance to move out and start a new life.

Yes my car usage is very low I drive Car A everyday but only to MRT (500m away) and Car B once a week.

You have any opinions on the apartments I've shortlisted?

Actually whatever the people tell you, it's still not enough to explain the pros and cons.

If the property already built up, can rent to test it out. If not, can rent nearby property to test out. This is a small price to pay Vs buying few hundred k property you might hate.

With this amount of assets, you can live like a king in outskirts area. Not interested in finding gated and guarded landed?

ts mmg no need car, if live near those area... more movement, healthier too.

i would also vote for maluri area, the location is very convenient.
