 What if your tenant doesn't pay rent?, What can I do as a landlord?

My house rented to a Malay family since 1 October 2024 and collected the first month rental payment + 1 month security deposit + utility deposit. Now into November and he supposed to pay the second month rental, I have been chasing him to pay it before 7th November, but he keep saying "Sorry due to busy of work and forgot to pay, and he was in Terengganu to attend meeting", "He will do bank in once he nearby the bank", etc.

In the agreement, i actually stated that montly rental must be paid by 7th of the month but till now i still not yet getting rental from him.

What can I do as a landlord? Any other way to force him to pay rental?

first month already show this pattern. confirmed its a bad tenant as now rental can pay via online. lame excuse.

sorry, i cant advice u how to do.

you should've collected 2 months security deposit, that's the industry standard.

since you've only collected one month, you will have to start chasing him off earlier, i.e end of November.

make your stand clear that if he still does not make the payment, he will have to move out by November as there are new tenant coming in.

anyway 1st month already keluar pattern its going to get even worse.

did you collect his photocopy IC btw? make sure that the tenant knows you mean business and is not someone that can be bullied easily.

I'm going to issue him Eviction notice on 26 November, giving him 15 days to vacate the leased out premises. Since now security deposit being used to contra outstanding rental, so the last day of stay for him is 11 December 2024.

that isn't legal and eviction has to be done via court order which might be a hassle.

however for most residential tenancies you can do the illegal but practical and effective way by forcing him out. the worst he can do is to sue you, but that depends if he has the resources and time to go through the hassle.
