In the second half of the year, the developer will roll out the first phase of its 12.24-acre development, Oaka Residences Bukit Jalil, in Kuala Lumpur. The project, which has a GDV of RM355 million, will offer 350 freehold condominium units with built-ups ranging from 882 to 1,509 sq ft and selling prices from RM871 psf.

Will this parcel be the next tropika in the making? Do share your thoughts.

Oaka itself wouldn’t as it’s resi title but would be interesting to see how the remaining of parcels of land complement it.

Just got back from showroom. Drew a rough layout on the orientation. Initial launch only for Block A. Those interested in Block B have to wait a year later. Personally, I liked Type B & C layout and will be waiting for Block B. From observation of the showroom, at least the matt textured floor tiles looks decent and also comes with Legrand "Galion" series switches, washroom comes with "marble" top and decent sink. Not allowed to take photos thus nothing to show here.

Below are the information I've gathered. Those interested pls contact Berjaya directly.

. Around RM880.00 per sqft
. 30 storeys per block
. 7 units per floor
. 3 lifts per block
. 2 Blocks with total density of 350 units.
. Freehold
. Maintenance Fee 0.46 (Including sinking fund)
. Oaka project land size 2.2 acre

Type with lanai is nice.
As you said, golf view (facing south) will be blocked by future phases. KL view (facing north) will be blocked by WCity too.
If residence exit is limited to one traffic direction, and it is so near to the traffic light junction (Sun Nanyang Kopitiam), morning rush is 🤨🧐🤨🧐🤨

Most of the residents shall be T5 or rich retirees ...so traffic congestion shall not be their concern...

no commercial element attached in the project...every time need to drive .... a bit draw back... maybe wait for next phase with unblock golf course view...

Tropika golf course + KL city view ... price 20% cheaper

Just came back from showroom, project looks interesting but golf view seems like will be blocked by future Berjaya projects although SA claim that it will not be.

Pricing quite steep at RM850++ per sq ft after discount.

Thanks for the honest advice. Left with KL view which is the very small Type A or the 1.2mil Type C.

You can forget about what they show you in gallery and all the artist impression , all I can say is just buy if u like location. Coming from Tropika experience, the real end product is like they promise you sky but give you longkang. Don’t take my word for it, u can visit Tropika yourself. The workmanship , the Interior design and aesthetic, no diff from their Rumah WIP only.

If expecting Malton’s Park / Sunway/ Exim / Skywold standard, you will be greatly disappointed. Tropika also 800psf . Take caution

After looking through the pros & cons against the price

Ren layout & location is more towards an ownstay product.
I doubt anyone will buy as a investment.
If investment definitely got other choices such as kingswoods, queenswoodz, vividz, avantro, rainfora.

Lanai is like balcony with openable windows, balcony is permanently open to external. Can visit their showroom and view it.

I not sure on this and it is very subjective, even with QLASSIC 85% also can be defective. There is no 100% quality assurance, a project involve too many parties and peoples, so the most important is whether they are responsive to your defect or not. Most of the reputed developers will not sacrifice their reputation, i said most, not all.
