 Tenant didn't pay utilities for months

As above topic,
Utilities not under tenant name, it's under owner name.
Tenant haven't been paying utilities for months
Bill also more than utilities deposit
What next action ?
Pls advise.

Always monitor their usage via the apps. Send them the bills monthly and warn that the utils may be cut if still unpaid.

But be prepared to kick them out just in case.

Inform tnb to cut - but they 100% won’t cut cause got outstanding.

So next step is going to get ugly. U either chase them out and expecting some damage in the house… if condo, disable all access etc or pluck off the tnb brick tho illegal but that’s the only at to save yourself from more damage.

Or u go the nice gentle way and remind them. Speak to them to find out about their hardship and life stories etc etc…

Even u change tenant name also won’t make much difference to be honest. If tenant left with unpaid bills, u can’t reconnect or register a new tenant. U still need to clear the outstanding so tnb wins no matter what.

U mean if tenant didn't pay utilities TNB also won't cut , when owner ask to cut ? That's ridiculous... I intend to cut and let the current tenant go TnB register under his name. Then most likely appoint lawyer to get back the outstanding amount

Not so simple... Everything gotta follow TA and law.
Headache... This owner is an old uneducated uncle.. I am helping him out ...

Yes. If u ask tnb to do it, they lagi won’t cut. Instead they will ask u to make full payment before you approach them again.

So wait tnb action on it themselves or u go down the illegal way- pluck off the black brick connections.

And what the tenant can do is delay payment for three months and make min payments on the forth to continue enjoying electricity until it exceeds three fold deposit amount for tnb action.

Is there a clause/agreement in the rent, tenant must pay utilities?

I am tenant before. it is the owner that need to pay. (That was years ago).

Of course there is clause to pay utilities and submit receipt...
But the old man already blur , didn't check also...
So until I help him install app and check only found out been month not paying utilities...
