 Any inspector to inspect/certify house before buy?

Hi I earlier asked about roof ceiling installation.

Now I want to ask if one is interested in purchase sub-sale house, I heard that there are these contractor inspectors that charge a certain fee, to inspect the plumbling, electrical, plastering, roof, etc.

does anyone have the pricing?

Make sure you're ready to pay the inspectors even if the deal don't go through. Belum pay booking and SPA, owner can change mind anytime..

as i heard from my SIL, the price is RM800 for her newly built terrace house. but i'm not sure the price is based on what requirement.

new house mostly count by sqf ..if 2 3 story of course the price will be 2x 3x

but for sub sales house i think will be different pricing (if there is anyone offering this service)

because checking item will not be same as new house

like check pipe leak ; pipe degradation n clog ; wiring degradation

As an owner why would I allow someone to climb up the roof, stepping on the roof tiles.

Who to bear if your inspector mis-step, fell and died in my premise ?

most contractors can do

pricing depends on skills

so find trusted 1

spend few hundred is better than later cry spend few thousands

just like buying a second hand acar, best to get mechanic check it

Last time I heard from my neighbor fight with their neighbor because when that other fella repair their roof, their contractor accidentally stepped into the neighbor house and broke the tiles then caused water leakage into the upstairs room

Yes, you read me well there.

For old house punya roof rafters, roof tiles, the flashings, gutter etc just don't go usik usik. You step on it, roof tile break, the cement mortar break (if any at the ridge), silicon (at flashing) just give way.

there's got to be a way to check after installation?

I guess I have to personally take a ladder up and inspect myself.

or ask them to take picture of the whole roof after installation.

hmm, if only I have a drone fly above to take video.

If you install new, your own unit, of course you need to check by all means.

This thread topic about potential buyer engaging 3rd party to inspect an existing subsale before buy (unit belonging to other), no?

There is a defect inspector in the market, normally people engage them when buying new house. Their charge depends on the size of the house, it may starts from rm500 up to above 1k depending on the type and coverage of inspection

If you want a survey assessment report plus endorsement.

Google up pre-condition surveyor.
In Malaysia is RISM registered surveyor (property survey division). Layman called valuer, appraiser

Alternatively, go to any PE/Ar

If you go contractor and you want legit report w endorsment, still only a registered CP can do for you.

Non binding just a piece of paper listing, go to FB self claimed DLP inspector.

Buy subsale house, just buat renovation replace all wiring/plumbing why susah nak check this check that.

on top of tat need own judgement to decide

I don't know about whole house inspection, but I do know there is service to check the electrical socket wiring all correct, and then map out the house with which MCB goes to which point, and produce wiring map for the house. PM if interested.
