 How much to change old house roof from, cement to clay tiles?

thinking of some time in future in invest in subsale double storey house

but there is a certain place in Klang valley, value high but their tend to use cement roof tiles which makes the house very hot.

I am thinking of replace them with clay tiles which are cooler.

would someone have quote for 22X75 size house for clay tiles?

one of my houses has layer of insulation (developer last time put it).

but i wonder which one better? clay tiles or put insulation?

how much does insulation costs?

Me didn't ask about using clay tiles. Me got quoted from 30k(reputable installer) to normal installer(roughly more than 10k) excluding extra insulation sheet (need add few k depending quality) recently

Just change and repair those broken tiles will do, roof tiles should withstand at least, if not more than 30 years.
Experience and workmanship are very important. He saw many change roof tiles but leaking much worse.

His explanation
Our wooded roof truss after so many years with the weight on it, will bend/deformed to a certain way.
Experience installers need to compensate those things in order for future leaking during installation or change the whole roof truss to steel (he prefers this method to settle all problem associated with old wooden roof truss.

I don't see changing to clay tiles justify the extra cost, but it does look nicer and without worry of color distortion comparing with cement type.

For me, I would invest in good insulation than clay tiles. It does provide 2nd layer of protection but will have other set of problems.
The major problem about adding insulation is detecting the actual leaking location and after many years, it will decay.

The issue with cement tiles is that they are very hot.

For eg, PJ houses are very expensive but they are mostly hot, due to cement tiles.

Thats why I am considering if I were to purchase one, I may change te tiles.

Ah yes, one of my houses has this insulation installation.

the developer did it.

the house is quite cooling.
