Go volunteer yourself to be the committee member & get involve with lift maintenance contract tendering. You will get your 1st hand info there. RM 21.2k/annual is not comprehensive maintenance, do put too much expectation to it. The most, the lift CP will only send 2 technician to come & inspect the condition of the lifts, the wear & tear replacement cost need to be paid separately- like your car engine oil maintenance.

This is because majorities heavy machinery's major component fails after 5 years. Not they purposely give cheap the 1st 5 years.
