Passenger Lifts for 45 Levels – 16 units
Car Lifts for 10 Levels – 2 units
Passenger Lift for 2 Levels – 1 unit
Passenger Lift for 6 Levels – 1 unit

The yearly comprehensive maintenance cost, inclusive of lift motor, is RM365k.

This comprehensive maintenance covers wear and tear parts, offering a carefree arrangement as long as the annual RM365k fee is paid. The cost is subject to annual adjustments.

Note: In the first few years after a building is completed, lifts are typically still under warranty. During this period, owners usually only pay for labour under the comprehensive maintenance, as spare parts remain covered by the warranty.

Once the warranty period ends, however, the cost of the comprehensive maintenance contract increases significantly due to the inclusion of parts.

Just a heads-up: When comparing quotes, ensure it’s an apple-to-apple comparison. Some parties may omit coverage of key (and costly) components in their “comprehensive” maintenance packages just to secure the job. Unfortunately, the reality only hits when the bill for those excluded parts arrives.

Its not just about the brand of the lifts. Modern lifts are fitted with a lot of sensor and may shutdown with the slightest disruption.

Lifts are also subject to tuning and alignment. Depending on the quality of installation and maintenance, some lifts may run smoothly for a long period of time. However, certain acts can affect the stability and lifespan of a lift. These include:
Stopping the lift door with your hands instead of using the door-open button – This may cause the door to get stuck more easily over time.
Jumping inside the lift – This can trigger safety mechanisms or affect the lift’s balance system.
Overloading the lift beyond its weight capacity – This puts unnecessary strain on the lift motor and suspension, potentially leading to mechanical failure.
Forcing the lift door open manually – This can damage the door mechanism and misalign its sensors.
Holding the door open for too long using the button – Extended strain on the door motor may cause premature wear and tear.
Spilling drinks or throwing rubbish in the lift – Liquids and debris can interfere with sensors or control panels, leading to faults.
Pressing multiple buttons repeatedly or aggressively – This may confuse the system and damage the control panel.
Leaning or banging against the lift walls – This can loosen panels or damage internal components.
Practising proper lift etiquette helps maintain its smooth operation and reduces the risk of breakdowns.
