The yearly comprehensive maintenance cost, inclusive of lift motor, is RM365k.

This comprehensive maintenance covers wear and tear parts, offering a carefree arrangement as long as the annual RM365k fee is paid. The cost is subject to annual adjustments.

Note: In the first few years after a building is completed, lifts are typically still under warranty. During this period, owners usually only pay for labour under the comprehensive maintenance, as spare parts remain covered by the warranty.

Once the warranty period ends, however, the cost of the comprehensive maintenance contract increases significantly due to the inclusion of parts.

Just a heads-up: When comparing quotes, ensure it’s an apple-to-apple comparison. Some parties may omit coverage of key (and costly) components in their “comprehensive” maintenance packages just to secure the job. Unfortunately, the reality only hits when the bill for those excluded parts arrives.
