 Tenancy Agreement - Renewal

I am about to renew my rental tenure (I am the renter) for another year. But it means the initial Tenancy Agreement (TA) would have lapsed.
Question is, is it better to have it renewed through 'mati setem' at the LHDN? Or it would suffice to have it verbally agreed through writing with the landlord?

Outside LHDN sure got those writer or commissioner for oaths they only charge like what RM30 to help you with the online application.
