 Setting up Guarded NeighbourHood, asking for guide

Hi Guys,


I'm seeking your advice on how to set up a Guarded Neighbourhood for an individual title taman. In my taman, we have more than 85% support for the Residents Association (persatuan), which is already registered. The next step is to get approval from the local council. I need some input on the Juruukur and all the steps involved. Can anyone shed some light on this? Thanks

How are you going to handle the remaining 15% ?

1. Well done on persatuan registration! Thats the first and crucial step.
2. Check with your local council on requirements on % for guardhouse and fencing. Different % for rfid and non rfid etc. Usually 75% to 80% for non rdid and 100% for rfid.
3. Follow local council guidelines. Completed applicwtion form, putting up banner to inform all residents etc
4. Local council may need bomba and polis to approve. MPS did.
5. Once thats all done, sit and wait for approval.
6. Approval usually for 2 years to be renewed. During these 2 years, need to apply TOL from land office (as guardhouse is occupying state land).
7. We are doing for D Laman Kundang. Approval letter nearly out. Praying hard and also for residents continous support to make it sustainable.

Never easy to deal with local councils. But its just another process. Everyone will be closer after the event. Have fun!

Thanks alot ill pm.. You need more info,

As my housing area is very small only 40 houses here. We did go to majlis got their check list.

Whats the diff on guard and gated in term of costing? The whole point of this is close the area and control who get in and out for safety reason.

Its stated minimum 85 percent... Well actually the balance 15 percent agree but have some concerns which i can we should. Be able to absorb this.

40 houses only also need to set up G&G? Assuming one house RM100, it will only be RM4k.

Not even enough to cover one security guard.

day by day the monies collected getting lesser and lesser

and the end result?

barrigate removed, guard thrown away

back to square one

4k is not even enough if you are going through a security company.

Who's going to manage the guard if you are not hiring it through an agency?

Cannot cover 1 security guard salary and cannot cover security guards salary are two different examples.

2k guard and 2k co = 4k.

There are few taman that have only a security guard at night due to funding issue.
