Additional Consent required for Selangor Property?

Hi All,
Any encounter that when selling property in Selangor which lesser than 100 meter square, it would required additional consent? While applying consent from land office (Lembaga Tahan), the application of consent is oh hold and advised that for property lesser than 100 meter square, it would require additional consent from Lembaga Perumahan dan Hartanah Selangor?
I was told by lawyer currently, houses lesser than 100 meter square would be categorized as Low Cost House. But the house originally is not low cost house, just that the size is small. This seems to be unfair.

Leasehold property all need to seek consent, it's normal.
99% of the time, consent granted.
