 Terminating eletricity and Air Selangor

Hi,

I sold a house to a buyer. And throughout the sale of this property process, I hired my own lawyer to represent me while the buyer got his own lawyer to represent him.

Now the key already been handover and my lawyer asked me to go terminate the TNB and Air Selangor account myself.

So my questions will be:

1. I thought the lawyer that I hired to represent me shall do the utility accounts' termination?

2. Can I go to TNB and Air Selangor office to terminate it myself? Any advice on what I shall look for? I searched the old LYN post, someone mentioned best to go back to the property and take photo of the meter before proceed to go to the office for termination.

3. Since it is a strata title property, do I need to go to management office to inform them the changes of ownership? And again, I thought this is my lawyer's task, i dunno why now all are me and I have to take leave for it.

if u ask your to do it, they will charge you. better do it yourself.
go online to check what documents need for tnb and syabas. should be quite straight forward one.

same go to assessment bills, which you should change it

while quit rent is automatically change by land office.

General practice, utilities is memang owner sendiri go potong... except u willing pay extra to ur lawyer...
TNB go couter, give account for deposit
Air Selangor some say can do online, some say need go counter.
Even DBKL i have to go office at Maju Junction to do transfer myself.
My lawyer only 'free' me indah water transfer

YOu better do fast else, ur buyer can continue to use ur account (if they are evil) and u gonna bear those charges, since lawyer already release all payments.

Lol shoukd terminate before name change la. They will ask u clear bill first before terminate.

Anyways should not be difficult since is under your name, just go branch and terminte bring ic settle. You not change name, is terminate

Don't forget Indah water and assessment too. Don't have those having your name. I got one condo over 12 years assessment still previous owner name. Lol

Lol, you are funny. How old are you anyway? What did you think you hired the lawyer for? To be your runner or to be your lawyer?

I'm very sure that your lawyer will be willing to do all these things for you for a fee of course. Just discuss with them on the additional services that you need if you can afford it. Otherwise, go and do it yourself like everyone else.

Generally no need, the buyer's lawyer should have do it.
If u wan safe, just check with them on the billing owner.

Closing of account should be easy peasy so long as you don’t hutang them anything.

Though you can also be courteous to your buyer, close your account after they’ve done their name change with AIS or TNB, that way their procedures are simpler (no need to terminate old meter, then rearrange for sambung, which is inconvenient for working adults). Arrange it with them if they incurred any extra bills in the transition period.

Also do remind the buyer to change the IWK account, else it’ll continue to be under you.

my lawyer asked me to do the same.

TNB no need terminate since memang no register.

Air selangor is go syabas office. They give me a list of documents to prepare. Prepare all go there can be done in 1 hour time including queue. Nowadays everything can do online, wont be jam packed like last time.

Not really. It's not difficult to apply new meter I've done it before just bring s&p and a copy of ic settle.

If u buyer, TNB best to ask seller terminate and cabut meter, because u dunno what previous owner done to the meter. If found curi electric, the owner will kena, then u will be a fresh new meter.

Many cases no cabut meter just change name, end up new owner dunno already install steal electric. If seller pandai they will quickly arrange to remove the device before terminate.

As for arrange sambung if your meter is accessible outside they will just come and install, u come suddenly new meter there d lol. Same for syabas. It's actually not hassle. The hassle part is driving to the branch and find parking if u middle of KL

Doesn't matter. If can inform, if dowan also OK. They will find out it's new owner when they pay maintenance fee. Anyways they can only Sita the house and go after things inside the house, not you.

Don't forget to inform your banks/investment bank/epf unless u dun mind ppl see your statements

I've even had credit card delivered to my house before lol

I won’t say it’s difficult, but it’s extra steps than just make a application and have the name changed. Cause to me as the buyer, there’s a downtime and have to arrange for time slot for officers to drop by is the hassle.

I settled the physical application of MPSJ, AIS and TNB all within half a day. If the meter is cut then need to wait for them to sambung.

But your concern regarding the electric meter been previously tampered is indeed a risk.
