Noticed a new project when driving in Saujana area. Looking from the map in their website it seems like it’s located inside Saujana Golf club.

Anybody interested in this project?

Price starting from RM1.055M for smallest unit 1173sqft.

Three layouts, 1173sqft, 1432sqft and 1894sqft.

I checked out the place last week and was very interested. I absolutely loved the layouts. After doing some research, this is what I found:

Pros:


- Located within Saujana, a nice, prestigious and quiet location

- Suitable to raise family

- Good overall location (quite central) with easy access to PJ, Subang, Federal, NKVE etc.

- Great and practical unit layouts. Can choose between balcony type or lanai type.

- Developer give many things such as huge kitchen island, kitchen cabinet, water heater, dryer, washing machine, microwave, fan, aircond, fully-furnished bathrooms etc., with elegant finishing i.e. nice looking wall and floor tiles

- Very low density

Cons


- Location is too quiet - there are currently zero commercial areas within Saujana, this could be very inconvenient if you need to quickly grab some food or groceries. There is supposed to be a commercial area that will be built near Rimbun Saujana, but this will take many, many years to happen

- Rimbun Saujana will be the first development in a huge empty piece of land - there is too much uncertainty as to how future development could affect you. What if they build a ****** in front of your unit. But then again, because Saujana is pretty atas, future development may be quite nice also. However, at the end of the day we never know and the risk is still there

- Future development of that area is certain, so you will have to deal with all the dust, noise, traffic etc from construction going on all around you

- Located exactly in the takeoff/landing path of Subang airport (see on Google maps)

- Seems to be targeted to senior citizens. There is an 'Elderly Activities Room' as part of their facilities. You seldom see that in condos nowadays. Their other facilities are also soso only and nothing special.

- Property prices in that area seem to appreciate very slowly. If you are already paying 1mil+ for the smallest unit, 1.2mil+ for medium unit and 1.4mil+ for largest unit, will you be able to sell it off easily?

- If you are looking to rent out to expats in the area, it may be difficult due to the relative quietness and emptiness of that area i.e. no public transport, no commercial area etc.

What do you think? Will you get a unit there?

So I went to have a look already.

Pros:
Good showroom. 1 showroom showing largest unit with ID, another showroom for medium size unit without ID. So you can know what you are getting and how you can design your unit.

Car parks only 2 levels

Living and dining area is spacious

Cons:
Rooms are small especially for medium unit. Even for the largest unit, the master bedroom seems quite small.

Uncertainty of what will be built at the land beside this project.

SA told us many cash buyers, and I saw many seniors at the showroom. I think this place is more suited for older generations?

Maybe some of the 'cons' mentioned above, you all have to get a better understanding who is the developer and their concept of this condo.
The developer is Saujana Group itself (under Peremba). They are obviously on kind of leisure and relax lifestyle, and future plannings all are by thier own plan.
Some info i know that... the whole piece of land within Saujana Resort area is belongs to the group.

Just went to view the show units yesterday.
Based on my opinion, if you are buying for family of 4/5 or going to start a family.. then No..

Reasons..
1. Only 2 car parks even if you buy the largest unit
2. Bed Rooms are relatively small. It seems the architect is from Australia and he's obsessed with large living halls and he's not familiar with what majority of Malaysian buyers would prefer.
3. Poor allocation of space for installation of wardrobe. You can't built walk-in wardrobe or even larger wardrobes.
4. No concept of wet and dry kitchen.
5. Facilities are not impressive for a development of this stature and size. Perhaps the developer is targeting senior citizens or retirees? Why the full size swimming pools? Why the developer did not include indoor courts, pickleball, 1/2 size basketball or tennis courts.
6. Location. Quite a distance away from any shops, restaurants and commercial areas. Some may like it but for me, it's like in the middle of no where with no neighbors.

Saujana location is quiet compared to Ara Damansara. If you prefer conveniences at your doorstep then not suitable.
Currently the rebate package is attractive, they give quite lots of fittings. Pro is low downpayment required.
Limited units available. If interested to know more can PM me.
