Went to KL East Mall & saw that there is an upcoming launch in KL East. I think its called The Reya. Anyone got any info on this project?

Owh is it the one near KL East mall & the hiking park? Not bad la, has nice greenery around there, suitable for own stay or even with families

Yes, The Reya by Sime Darby, just saw the ads. I'm actually considering. It’s quite close to my parents' house in Kemensah, so the location works out well for me, just need some insights on the area.

Does anyone have the rough estimate of the price?

The size of the condos are pretty generous so I don't think it'll be that affordable.

I'm from Bentong, but I've been renting at The Ridge in KL East. was aware on the new development and yes its the same area

Anyway, I work around KL area and I’ve been living in KL East for a year now, so here are my two cents on the overall environment. It’s pretty convenient living here. The location is quite central, making trips to Kepong, Setapak is super easy. The township is relatively new, so it’s not too crowded yet.

We also have KL East Mall within walking distance. It’s way less crowded than the malls in town but still close enough that you can reach KLCC or Bukit Bintang in about 25-30 minutes via the DUKE toll. Plus, the scenery is stunning with the Klang Gates Quartz Ridge as a backdrop.

No studio layout. But you can opt for the biggest unit, which is Type C, 2210 sq ft that has a studio unit aka dual key.

Given this is residential title, u can’t do airbnb (as what mentioned by sales rep), but u can do for a long term rental.

I registered & the sales person send me this, the studio quite big oso, dual key option. They also have smaller units, about 1350 sf and got show unit.

After discount etc etc, the price psf is around RM650-RM700. Can try calculate based on this. I could not recall all discounts they give

What's the verdict between The Reya and Curvo, for 1350 sqft size comparison? Curvo's psf is lower but much more congested and not so convenient compare to The Reya, but does KL east area really worth the premium price?

curvo? diff developer , diff environment , diff view ..Reya got million dollar view and convenience..curvo free setinggan view or partially blocked view and far from lrt

I think when it comes to Sime Darby, dont put high expectation on the products despite the high price tag. Veo’s built quality is terrible but i heard good things about the Ridge. They are both by Sime Darby. Maybe can try check who will be the subcon for Reya. But location wise kl east is super convenience vs Wangsa Maju

RM650-700psf? Wah... good price. PJ, Bukit Jalil also cannot find this kind of price - with the raw material cost increase, this is quite well priced lah.
Are you guys looking at City view or Forest view?
I went to Joey Yap's CNY fengshui talk - he recommended mountain backed(City View) units for long term prosperity for generations. Forest view for fast growth prosperity and this location sits a rare meridien spot.

i quite like this floorplan.

This is how the floorplan looks like. Basically for type C you can only get forest view. Type A you can choose either city view or forest view but not sure if the ridge is going to block the view.

Outer sides of the towers are city view while the inner sides are forest view

If you ask me, I think Reya is the better choice. There's a nice forest park behind it, so it's really green, and the mall is just across the street, so you can walk there. Plus, it's right by the MMR2, and the ECRL should be done by 2027, making it much more convenient.

For me... as for me... although there's greenery there, the traffic flow along MRR2 is high, daily traffic and especially during festive season when many cars heading to Karak highway. That' the biggest concern for me.

Went to their terrarium event last weekend, got free ice cream haha. Tbh, the location’s nice with great views, lots of green, sales guy told me forest reserve so no development further uphill. got an invite for a talk this saturday on investment & feng shui at The Reya with OCBC. they’ll talk about the feng shui meridian spot—sounds interesting!

If look at the masterplan for KL east yeah there is few more condo planned. When it will happen will probably take some time 5-10 years or more .

Most of the unit at KL east i believe is for own stay. A friend of mine purchase during Covid Veo at a good price.
He really happy with the condo and area.

A majority own stay house usually the price will remain stable.

For new launch the price will definitely higher or same price the product size will be smaller.

Ya, I plan on getting a unit in Veo for own stay in the near future (3 years give or take).

But was just asking since I wanted to see how the newer developments will affect the price.

I belive The Reya would be pretty good too.

Wanted to ask if those people staying at the Veo will know whether the balcony will be full of insects or the rooms will be easier to get moldy due to near forest where it is humid? Looking to buy at Reya maybe but got these concerns.

Wahhh... Sime Darby Property is giving out a EV car... Buy house now can win Volvo EX30 EV car!

I went to check out the new property, The Reya @ KL East, on last Saturday, they got terrarium workshop also, interesting. Very nice environment, freehold, spacious living, and got partially furnished & early bird promo too!

worth to check out if interested. By the way, the win car promo only until end of June, can check it out

Had a look while visiting my friend who stays in Veo and I was hunting some properties also.

This project seems to target more on the own stay crowd. The other two previous project in KL East Veo and The Ridge seems to focus more on the 'investor' crowd.
