Hi, recently i rent an empty land, 13,000 sqft malay reserve land at rm5000 at perlis. I want to low cost build my warehouse with tall high ceilling ( 50-60ft)

As pic, there my friend told me the cost of steel warehouse high 50ft and built up 10,000sqft is around 1.2mil.

I am blur, wtf? Are u sure? So expensive?

Can anyone enlighten me the estimate cost for 10,000 built up? Steel warehouse only. If the owner dont want rent ady i still can no loss too much on renovations. Thank

Get a QS to do a costing for you.
You must remember
Steel roof /metal roof
Truss
Floor
Approval with relevant authorities (not sure whether need or not) depending on land titles.
For metal roof - got plenty of options. If the land is not urs, go for those exposed screw installations.
If u planning to rent more than 20 yrs, then go for concealed type.

1) Do soil test to determine the density of the land.

2) Once complete the soil test report, give to the structural engineer to design the trusses / roofing
inclusive the proposal of the based foundation.
(do you required cat walk system for the roofing maintenance -must mention to engineer) and type of roof selection.. got several type of
metal deck roofing system.

3) Design and calculation must endorse by the engineer. (MUST endorse ya)

4) Get a proper Q.S to quote the quantity... if too expensive the fee... give to reliable contractor. must follow
structure design specifications and steel size. (quotation must specify the steel size ) don't find a contractor all put Lump sum

5) Once you got all that figure out - overall budget from the contractor- go to Majlis Perbandaran Kangar to do proper submission.. or whatever majlis related to your area.....

6) you need proper building plan approval and bomba approval (active and passive design) for factory in order for you to operate the factory...even your operating license -business premise license required this....

actually i want to know agak estimate cost, because need to planning financial investment.
Let say it is range of 100-200k or 500-600k

That is big difference. I just need as low cost possible maybe can last 5-8years

You lucky someone knowledgeable spend time to detail to you. You go so many variable here.

How many forumer here got experience build 10k sf steel warehouse in your exact area in Perlis?

Why dont you go ask any of your neighbour who built same spec?
