 fully furnished: how much to spend, for an aparment near to KL CBD

From a bare unit to become a fully furnished unit for 1000 sqft, how much to spend AND usually which is the most costly item?
I am referring to the below criteria of FF:

I think really depends on what's your end goal. But roughly should be between 10-15% of the property value. Costliest usually the kitchen side and also the built in wardrobes. Don't forget your furnitures too. Those can add up to quite a sun as well

8% to 10% on the property price for investment purpose ?

CBD must spend more as atas a bit...

Your core essentials like aircon, kitchen, wardrobe, white goods is like 30k minimum already. This is needed whether you are rumahwip or 1k psf. If you want a bit better quality or with some design then it’s north of 50k already. I suppose some people can really cheap out and use shopee kitchen racks etc but to me it’s not functional.

Hence partially furnished like kitchen and aircon is very helpful.

Possible if you’re not lazy and you hunt for bargains or negotiate with contractors. Minimise built ins unless essential ones.

Actually not enough....

But can cover most basic stuff...

I think if everything cover just basic not fancy ordinary one...

80k should be sufficient enough

Those branded fancy types...
Easily 100k minimum

20k can cover all if you do the sourcing and ID yourself. Even better if you know how to install the lights and fans.

Basic kitchen: 5k
Aircond: 4k for 3 ac
Grille: 2k for front and yard
Lights and Fans: 1.5k
Blinds and Curtains: 500
Heater: 500 for 2

With 6k left you really have to be careful with the loose furnitures. Cheaper one you need to get from Shopee/Lazada, and you can also aim for second hand items in Facebook Marketplace.

This is about right.

Lights and fans can be done cheaper. Like super basic let there be light. No design.

Missing wardrobe which is gonna be RM200 min per room. AC if the copper and power point is there, RM8xx siap passing for 1hp.

Add in fridge, washing machine, basic furniture it’s gonna be like what you said, RM20k

with this price, I will assume the aircond can't be inverter type and we don't give inverter electrical items to tenant?

5K kitchen can be koyak very fast

lighting and fan dont think is sufficient. KDK costs RM300-400 per unit. Unless u want to give the very basic one 3 blades and white color lo. labor cost for eletrical works is like RM500-800 for the condo, unless u get those bangla to get done in RM200.

Of course, if you want the cheapest then non inverter it is

Assuming 4 fans, Deka one cost RM150-200 (remote). Lights cost RM15*20.

Installation can be DIY, it’s quite simple actually.

80k is ownstay/expat class type budget for 1k sqft. Your Reno budget should be commensurate with the location and target tenant asides from ownstay.

Then you need to set an ultimate budget then work backwards from that. There are shortcuts you can take by not furnishing one room for example.
