size does matter. generally 20ft x70ft against 22x80ft. also, talam / ijm against I&P SP Setia.

actually that area not bad now. close to pavillion bukit jalil and not many high rise.... cost of living is much cheaper than the other side i.e.bukit jalil and bandar kinrara

500k for a decent 20ftx70ft, why not ?

Actually puncak jalil is a nice place to stay. And we have good resident leader in the taman.

This project is by Talam in 2000, selling around 150K (18’x65’), 20’x70’ and 22’x70, so far only Phase 7 is slightly better in terms of quality, price cheap is due to the quality and neighborhood.
Talam is terrible developer, the boss hires 7 body guards becoz he has too many enemies.
Location wise is one the best, sitting in hilly land 50m above sea level, if handled property by good developer, it is actually a gem.
Anything below than 550K is consider value buy, Although it is leasehold in title, but this price cannot complaint anymore.
Small build up and no guarded, many has sold their houses to Bumi, now is 40% Chinese, 40% Malay and 20% others.
5-10 mins to reach Pavilion BJ, strategic.

The name still cannot be … like let’s say serdang , no matter how good the masterplan is ,,, how many top notch developer going in , it’s still a Serdang … no offence. Address is important . Eg , Mont kiara …. Win Liao …..
