Hi everyone,

I recently come across a development in which the terraced houses will be built completed using the IBS system in contrast to other developments in the vicinity that are still using bricks.

I was made to understand that it will very similar to condos. Hacking is not allowed, but "limited hacking" near the switches and "certain locations" might b possible.

1. Are all (or most) condos built via the IBS system? Sorry not from engineering/construction background, hence, not too familiar with the terminologies.

2. Is IBS better or inferior to bricks in terms of heat and noise insulation?

3. What are the other factors that need to be considered for choosing terrace house built via the IBS system completely?

Thank you.

There is an IBS score for each project, like Qlassic score which measure the quality and workmanship, IBS score measure how much the prefabrication element used

2. Is IBS better or inferior to bricks in terms of heat and noise insulation?

Assuming IBS is using Light weight brick we against red/clay brick

Light weight

Thermal  conductify is around 0.14 W/mK (the lower the less heat)
Fire resistance 4 hours

Red/clay Brick

Thermal  conductify is around 0.38 W/mK (the lower the less heat)
Fire resistance 2 hours

Better heat and sound insultion

3. What are the other factors that need to be considered for choosing terrace house built via the IBS system completely?

IBS come in ridged form so not much option on design, new design will cost a new mould which would not be cost effective if only few unit using it.

Thank you.

But this is totally out of the buyers' control. Would the risks associated with houses built using bricks lower than those by IBS?

Thank you for the very clear explanation.
I suppose the IBS is very similar to RC used in a lot of newer condos.
Is IBS being lightweight the culprit for the stomping noise we often hear from upstairs unit as in the case for condos?
