 Old House vs New Project same Taman, which would you prefer and why

First off, no right or wrong to this discussion, just people with different views and preferences.

So let's say in the same development/master plan, there is existing completed units sub-sale, and around 5 minutes away by car, the developer has new project launch which will require you to wait < 3 years. Subsale unit is also "outer", nearer to the main roads, and new project a bit more "inside". Just imagine it is 1 extra traffic light for the new project to the main road.

20x75 for RM500k nett, completed 10 years ago
20x70 for RM600k, new project, RM540k nett after discount etc.

Let's assume, in terms of layout, both are 4R3B, can park 2 cars in tandem by default. Slight variation in terms of the floor plan but basically comparable. Of course the old unit has a bit more usable space and 5 feet extra land.

You can see, touch, feel the subsale, you like it, obviously it is a bit old, paint needs to be refreshed. Biggest benefit is you know what exactly you are getting, and price wise it is cheaper by RM40k. And you also seen the neighbours and let's say you are happy with them -- no big dogs barking, don't have neighbour with 6 cars parking the whole road.

Which would you prefer to buy and why?

500k and 540k seem not really huge different, i will go for new project.

more than 10years old house may have leaking issue

Price so near, location consider same...
Sure go for new unit, at least got defect period after VP. Wait 3 years not an issue if that house is for self-stay.
Nowadays house 5 years also start got issue d, when see the old house, owner might already do simple aesthetic touch up for buyer to see.
Now see no big dog no 6 cars, after buy over old unit might have giant dogs + 12 cars the next morning (coz ur potential neighbour also tot no other cars will fight for roadside parking)

If almost same price same size will just get the new unit, unless it's like 20-30% lower than new unit. Reno and legal fee also quite costly.

Taking cost as main consideration, subsale property require hefty renovation and upfront capital cost for legal, MOT fees etc, but you get to save progress interest billing for the next 3 years for new project. Aside from cost, other factors include location and accessibility to main road. One traffic light into another access road with new development coming up , few blocks of condo can lead up to future tracffic congestion. Matured neighbourhood allow you to assess carefully the surrounding area, your neighbour, parking condition left right front back , stray animals etc etc. These are the risk one have to take when you buy new project. Just my 2 cents sharing from personal experience. Not an easy decision a lot to think through

Double the price then
Arbitrary.

It’s more to find out sentiments.

So far it seems there needs to be substantial savings versus new project.

Unless the old unit is very well maintained and/or refurbished prior to sale.

highly depending on area

as subsale old house even sell at lost still cost alot upfront to new buyers

hence buyer pool is already reduced

buy new launch dont need to pay anything can sign n worry about it after its completed

plus usually new launches will have better planning in terms of fencing and guards, as compared to old individual titled FH houses

Both also won't buy.
Old one can't even appreciate in price still want to buy new one there?
New one smaller land size most probably BU also. Psf maybe higher than old one.

Landed price in Semenyih keep increasing, but depends on location

Buy new.
Owners (upgraders) will start to rent their prop out after >10 years.

You ain't want the surprises as a new owner there ie school/ kilang bus park on road shoulder etc

the price appreciated 10% after 10 years for landed ?

i bought one landed in damansara damai in 2009 new project, consider appreciate 35%-40% until now, which i think also not so good

the key factor i bought is because of the low downpayment and many goodies like payment repayment defer, free MOT and all legal fee etc last time

500k does it cover the MOT, Legal and 1% of agent fee?

if not, is actually not much different in price. might only save slightly more than 10k only and it will be gone with the repainting and minor reno work.
