Just received a notification letter from MPSJ about the "new evaluation" of property based on 3% of the yearly value which i believe is derived from the estimate of notional rental income per year.
I'm not sure if this percentage (3%) (not even sure what was the % before that) is based on the actual value of the property or same across all types, but as a payer there is a whooping 24.37% increment to the bill and no payer likes to see that.
I realized they've also provided an official way to object the increment known as the "MBSJ Bantahan ERV" on their official MBSJ website, but what's interesting is, i noticed the date of issue of the letter is on Jun 13 and the dateline to the tax objection is Aug 2. That's a short 51 days timeframe. Seems like a rush to cement the new rate with minimal rejection.
I haven't gone through the process myself but plan to do it soon, I'd like to ask if anyone have been following the process in their official website to appeal? If not, hope you guys are doing so and share the process as well.

I called MBSJ to verify a few things. Here are the few things you need to know:
- There are already more than thousands of Malaysians who have called MBSJ to complain/reject the increment.
- The decision will be based on the overall appeals done through their official way (https://bantahan.mbsj.gov.my/). Honestly, the process on the website is confusing AF, so i had to call. You don't need to fill in the "No. Fail", "No. Lot" and "No. Hak Milik". You just click the "Tambah Akaun" and key in your account number based on your assessment tax account number. Then click on the listed account and and click "Bantahan". Then type in your reason, HP number and keep the acknowledgement copy.
- Ultimately, the decision will be based on majority! NOT A CASE-BY-CASE situation. If they decide to retain your tax amount, your neighbor of the same property type will benefit the same thing, so ask your neighbor to do so!
- After that, they will ask you to attend a meeting at Subang MBSJ, i was told that this is a must in order to go through the entire process. One can use a proxy if can't attend, which made me think maybe there will be a representative for the neighborhood, i'm not entirely sure.
- Do so before 3rd of August.
