Just received a notification letter from MPSJ about the "new evaluation" of property based on 3% of the yearly value which i believe is derived from the estimate of notional rental income per year.

I'm not sure if this percentage (3%) (not even sure what was the % before that) is based on the actual value of the property or same across all types, but as a payer there is a whooping 24.37% increment to the bill and no payer likes to see that.

I realized they've also provided an official way to object the increment known as the "MBSJ Bantahan ERV" on their official MBSJ website, but what's interesting is, i noticed the date of issue of the letter is on Jun 13 and the dateline to the tax objection is Aug 2. That's a short 51 days timeframe. Seems like a rush to cement the new rate with minimal rejection.

I haven't gone through the process myself but plan to do it soon, I'd like to ask if anyone have been following the process in their official website to appeal? If not, hope you guys are doing so and share the process as well.

Here's a related news piece in Johor. Johor gov will "look into" the planned increase for commercial and residential assessment rates, to "not burden any parties during the current challenging economic period as the people are affected from the high cost of living"

Update:
I called MBSJ to verify a few things. Here are the few things you need to know:
- There are already more than thousands of Malaysians who have called MBSJ to complain/reject the increment.
- The decision will be based on the overall appeals done through their official way (https://bantahan.mbsj.gov.my/). Honestly, the process on the website is confusing AF, so i had to call. You don't need to fill in the "No. Fail", "No. Lot" and "No. Hak Milik". You just click the "Tambah Akaun" and key in your account number based on your assessment tax account number. Then click on the listed account and and click "Bantahan". Then type in your reason, HP number and keep the acknowledgement copy.
- Ultimately, the decision will be based on majority! NOT A CASE-BY-CASE situation. If they decide to retain your tax amount, your neighbor of the same property type will benefit the same thing, so ask your neighbor to do so!
- After that, they will ask you to attend a meeting at Subang MBSJ, i was told that this is a must in order to go through the entire process. One can use a proxy if can't attend, which made me think maybe there will be a representative for the neighborhood, i'm not entirely sure.
- Do so before 3rd of August.

submit your bantahan via https://bantahan.mbsj.gov.my and MBSJ will look into it case-by-case basis.

It's just all coming up at a bad time - high inflation, low MYR, removal of diesel subsidies ... now this. The proverbial straw and the metaphorical camel's back.

inflation come in waves my brother. the previous waves havent end they implement new things. end up wave overlap with waves. very bad control i have to say and this problem not only in malaysia

I also got the rate increase letter 2 weeks ago by MBPJ. Seems like they all pakat to raise it if MBSJ also did the same thing.

Regarding this "MBSJ Bantahan ERV" i have created the acct and after I clicked "Tambah Akaun" and put in the account no stated on the bill, it said WRONG account no. All 5 accounts also wrong....

Anyone of you encounter such issue?

most ppl I know base in johor just pay only...
no notification or letter
some even dont know it was increased

mostly they raise the valuation, but lower the % or some with discount (dunno for the 1st year or what)

Unfortunately rakyat mentality majority are not bothered or don’t mind the increase.

So any increase is imminent. Rejection doesn’t matter. It’s just for the feeling that your voice has been heard.

One thing i noticed is why they cant put the hearing session during Weekends (Mine is MP Sepang but they had to put it on a Wednesday). Wouldnt it be better for more turnout rates instead?

Coincidentally MBPJ is also planning to raise their rates. My neighbourhood has already sent in our letters of objection.

The officer initiated the session by explaining the methodology they use to come out with the "Nilai Tahunan". Which I find it quite fair on my case. And the officer also emphasize that it is a "hearing" session. There is no "soal jawab" and no decision will be given after the session.
Then they open the session for us to voice out our "bantahan" individually. Once we finished our turn to speak, we can choose to leave or stay back to listen more. MBSJ invited 200+ owners for my session, less than 20% turn up. Each of us who turned up will served as representative for the our condo/apartment/taman/etc, whatever decision made later will take effect on all the units/lots/etc in our area.
Do prepare our case in advance as to bring along any documents/survey report/research studies etc that can serve as a proof that their evaluation is unfair.
In short, it's good to attend the session to interact with the officers, to know more about the methodology and to experience the professionalism of service from MBSJ in doing their work. No doubt I don't think my voice will make any different and we shall know once the decision is published later.
