negative cash flow RM1K per unit (for bare or part furnished) is acceptable/normal now... but if own few units then really jia la and need to dispose

You have to be very realistic about how much you can bleed and for long. There is so much supply that the demand factors can’t really catch up unless they import foreigners en masse.

If there is a catalyst coming to your location then hold on but if there’s nothing then review your property ownership plans.

For me just continue to rent it out first. I have just one condo la, so just need to topup a bit to cover bank. Rent can cover 90% instalment.

Sell now rugi. But future outlook also doesn’t seem will have a big uptrend or boom coming.

Property doesn’t seem like a good investment in My. Not worth the risk taken and hassle. What else to invest in long term? Any ideas?

Property flipping is no longer viable and has not been viable for some time already. If you want to invest in property, you must take the rental route. Mr. youtuber is right, property investment is no longer about getting rich but keeping rich ie. wealth preservation. Rental game can preserve your wealth but won't make you rich. There is another viable strategy, buying auction properties at a discount, refurbishing them, rent them out and later sell them. But it takes effort, capital and is risky.

Land investment however can reap huge dividends BUT.... only if you get lucky and it won't be you but your children or grandchildren will benefit.

Sell In loss better or rent out ? Rent out takkan rent forever , sell is the ultimate plan ma takkan la ppl go buy your 30 yo condo …new prop price also quite cheap nowadays . Since 2016 till today no increase at all . No turun already syukur . Problem now is …. Next comment .

I’ve a prop buying 2016 550k nett furnish 50k so capital is 600k… . lol paying for so many years still owe bank 498🤣 .. got a buyer offer 540 ? Should sell out and stop or rent out . Instalment 2.8 plus maintenance. Can rent out 2.2 no issue . Meaningwhich bleed around 600 a month 7.2k a year … I don’t see my prop will increase at these few year … terus sell or how a 🤣

Don't see it as bleeding, see it as savings. Your tenant pays your interest for you, you are just saving the capital 600 a month. But market is bad for sub sale. I have a property, sold at 520k with rental now at 2.9k. Got positive cash flow but dunno why no buyers at higher price. Need to sell because children going study. Cannot see any catalyst which can cause high rise to go up in price. Too much supply coming onstream so prices will be depressed for a long time. You got money, play landed for capital gains.

The whole point of any investment is your "Exit Price" or "Cash Flow".

If you aim for exit price then, try listing a few potential reason why your property might get a bump in price next 10 years. If you cant think of any, i would suggest you exit now and put your money into EPF, stocks, bonds.

If you aim for "Cash Flow", i would suggest paying of that 550k as soon as possible with whatever means you have, even by EPF. I know alot will bash me as its deemed less profitable compared to the effect of compounding interest in EPF and what not..but im in the school of thought of Dave Ramsey..compounding interest is irrelevant compared to opportunity cost of your peace of mind, which opens you up to other more profitable/emotionally fulfilling venture.

Double storey freehold empty at sungai merab rental out still short rm900...in market for sale most buyer offer short 50k...bad investment...already 6 years.

Developer already rob buyer by selling future price... 😢

aside from studio, those below 500k still might be able to earn through rental

anything above 600k is making losses most of the time, at least 70% of them
