 30 year old house roof tiles

I have been delaying my house renovation for years. Rather then waiting for the whole project, is it wise if I start work with the rooftiles?
presently there is no major or minor leak, sometimes heavy rain there will be some.
I plan to install solar panels, and feel it is best to refurbish the roof tiles to avoid any need to do it after install the panels.

what options do i have? do i really need to retile? can i just do those water proof coating/repaint?
does it really cost 30-40k for a 24 ft wide terrace house?

please share your views.

Hi - I'm doing up my renovations now for a 23x70 terrace house.

am changing the roof tiles too. it's going to cost between 15 - 19K for re-tiling the roof, depending on what quality / price tile we chose in the end.

covers:
1. dismantling existing tiles
2. insert 1 sheet of aluminum foil for heat resistance
3. insert 1 sheet of wire mesh to keep small animals out
4. install timber batten on top of alu foil
5. supply and install concrete / clay roof tiles

Does putting up aluminum foil makes a lot of different?

My current house don't have it and I can fell the heat is much higher and second floor compare to downstairs

Take something better than just the foil to beat the heat. This is your one time chance to improve roof insulation. Price should be around 19k +-.

I can share a contact. The guy did my roof very well with Monier tiles. Very happy with the outcome. Good workmanship and very reliable. Klang Valley.

since you are rebuilding, insist on insulation foam matt/board. nothings beats it and no micro wool fibre fear.

40k is bare minimum for a good tile replacement with torch on membrane.

I did a replacement of broken tile, torch on membrane with full recoating close to 20k

how much would it cost to just add tiles on the edge of a roof? I estimate about 88 tiles needed just to put along the edge to prevent leak and weigh down the aluminum sheet. shown in the photo currently 3 tiles weighing the aluminum sheet. tile cost 2.70 each so 100 is 270 plus labor maybe 300 for a 2 man team. is 600 enough?

Does painting with special paint actually help reduce the heat that is passed through the roof?
